How we handle external mastic in Houston
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product. We’re often asked to deal with weeds or debris growing in open joints and rain getting behind render or cladding at a joint, across brickwork movement joints, copings & trims and joints between brick and frames.
Outside joints can only be sealed when they’re dry, so work in Houston depends on the weather. Let us know about access to every wall and roofline.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

When to call us in Houston
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.
The most common problems we see are:
- Weeds or debris growing in open joints
- Rigid filler in a joint that should flex
- Failed sealant between panels on a façade
- Damp patches traced to an open external joint
Letting a property close to Johnstone station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

- Is VAT in the price?
- Who turns up on the day
- What product goes in the joint
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Wash walls gently around the sealant
- Deal with leaking gutters that soak the joints below
- Leave the joints unpainted unless we’ve said otherwise
- Tell anyone working on the walls about the movement joints
Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

What else we do in Houston
Outside joints around Houston
Houston is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you live in an older home near St Fillan's R.C. Church and School, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Managing a site like Gryffe High School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

FAQs for Houston
I let a flat near Johnstone station. Can you help?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Can you do external mastic in Houston?
Yes. We work across all of Scotland, and Houston is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you have insurance?
Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first.
Will the new joint stand out?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so the joint does not draw the eye.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
Do you seal joints where cladding meets other materials?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What affects the quote in Houston
The quote reflects the job in front of us. We look at:
- The type of sealant required
- The size of the job
- When we can work, for business premises
- Whether the work is at height
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
What to tell us for a quote
When you contact us, it’s useful to know:
- Access, such as stairs, a lift or height
- What the problem is, such as mould, gaps, leaks or cracking
- The rough size of the job
- Where the job is, and your postcode
If you’re in Houston and need external mastic, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Cracks in the bricks or render themselves, away from the joints
- Render that’s blown, hollow or coming away
- Cutting new joints into brickwork, which is building work rather than sealant work
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
Surfaces we seal
- Façade panels
- Brickwork movement joints
- Concrete & block
- Render & cladding joints
- Joints between brick and frames
- Copings & trims
How the job changes by surface
Joints between dissimilar materials
Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so the movement is taken up.
Concrete and blockwork
The face of concrete or block is often dusty, so cleaning and priming matter. We prime where the sealant needs it before sealing.
How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours to a few days, depending on the length of joint and the access, and the area is left clean. Outside jobs in Houston need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- Old sealant and any debris are cut and raked out.
- The joint faces are cleaned and primed where the sealant needs it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Before we arrive
- Move anything stored near the joints
- Keep children and pets away from the work area
- Mention if the joints have been sealed before
