How we handle new build mastic in Houston

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. Common call-outs are for gaps behind new kitchen upstands and cracks appearing as a new home settles, on skirting & floors, kitchens and plot handovers.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

How to look after the new joints

So the new joints stay in good condition:

  • Put sealant faults on your snagging list early
  • Watch for new gaps as the house dries out
  • Keep water off fresh sealant until it has cured
  • Keep pictures and emails about snagging items

Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left over time.

New build mastic in Houston: local notes

Houston is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

For new homes near Johnstone station, it’s worth checking the sealant early, while snags are still fresh.

Houston is about 3 miles north-west of Johnstone, in Renfrewshire. Houston gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Across Renfrewshire, we cover 21 places, and Houston is one of them. We also work in Glasgow, about 11 miles from Houston.

Here we cover the PA6 postcode area for new build mastic. You will find streets such as Main Street, St Fillans Drive and South Street, and we cover them all. We also cover Crosslee (1 mile south-east), Craigends (1 mile south-east), Bridge of Weir (1 mile south-west), Brookfield (2 miles south-east) and Ranfurly (2 miles south-west). Do you need new build mastic in Houston?

Baths and trays settle under load once the home is lived in. A bath sealed empty drops slightly when filled, straining the joint and can tear.

Common reasons people contact us include:

  • Kitchen sealant that has pulled off the wall
  • Cracked caulk along new skirting
  • Second-fix sealing on new plots
  • Cracks appearing as a new home settles

In and around Houston, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • Who does the work, and how experienced they are
  • Whether they seal over old material or remove it
  • How the surfaces are prepared before sealing
  • What the cure time is

Our hiring checklist

Why deal with it now?

For developers, getting the sealant right first time saves return visits. Snagging visits for failed sealant cost time on every plot. In an older home around Houston, damp from a failed joint can get into timber and plaster.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Why us?

  • Trusted Arbo and Everbuild sealants
  • 180+ five-star Google reviews
  • We never seal over old sealant
  • Anti-fungal silicone where joints get wet

How the visit works

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours in a single home. Outdoor work around Houston depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Before we arrive

  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts

Advice

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Landlords, agents and businesses in Houston

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

What affects the quote in Houston

There’s no set price list, because jobs vary so much. What we look at:

  • Whether there’s mould to deal with
  • The amount of work
  • How much old sealant there is and how hard it is to remove
  • Access and height

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • Photos by email, if that is easy
  • Where the property is
  • The type of property
  • Access, such as stairs, a lift or height

If you’re in Houston and need new build mastic, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

Houston: your questions answered

I let a flat near Johnstone station. Can you help?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do you cover Houston for new build mastic?

Yes, Houston is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Where are you based?

Mr Mastic is based in Crawley. We cover Houston and the rest of Renfrewshire.

How long will you be here?

That depends on the amount of work, but most jobs take a few hours in a single home. We’ll give you a better idea when we quote.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What colour sealant will you use?

It depends on the joint: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before we start.
