New build mastic in Craigends
If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you’re still within the builder’s snagging or warranty period, tell them first. If you have frame joints opening as the plaster dries and second-fix sealing on new plots, we can put it right, whatever the surface.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
All our work is covered by a 12-month guarantee, wherever you are in Renfrewshire.

DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
The process
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for most snagging lists, longer for a run of plots in most cases. Outside jobs in Craigends need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely down to clean surfaces.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
Preparing for the visit
- Mention if the joints have been sealed before
- Mention any tricky access
- Keep pets and children clear of the area while we work

Signs you need new build mastic in Craigends
Not every new-build joint gets the right sealant: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.
Signs it’s time to call us include:
- Internal frame sealant that has split
- Plot mastic for developers ahead of handover
- Beads laid onto grit and dust from the build
- Joints pulling apart as timber shrinks
Around Craigends, as everywhere, new build mastic is only as good as the preparation behind it.

What else we do in Craigends
How we quote for new build mastic
You’ll get a clear quote before any work starts. It takes into account:
- The size of the job
- How many rooms, windows or areas are involved
- How easy the joints are to reach
- The type of sealant required
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
When you contact us, it’s useful to know:
- Where the property is
- Any access issues, like height or stairs
- Whether it has been sealed before
- Roughly how big the job is
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved.
Looking after it afterwards
Aftercare is simple:
- Wait for the cure time before using a resealed shower
- Watch for new gaps as the house dries out
- Don’t wait for the house to settle if water is getting through
- Raise failed sealant with the developer while you are covered
Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.
Different surfaces, different methods
Skirting and floors
New homes often develop a gap between skirting and floor. We seal it with a flexible sealant that copes with the movement.
Kitchens
Sink joints are wet all the time. We use a sealant suited to kitchens, food-safe where it’s needed.
