About our new build mastic in Charleston
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference. We work on show homes, kitchens and bathrooms & en suites, and people most often call us about second-fix sealing on new plots and untidy sealant flagged on a snagging list.
Work in a place like Charleston is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
You get a one-year guarantee, the same in Charleston as everywhere else we work.

What happens on the day
We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take anything from a few hours to several days, depending on the number of plots, and we explain the cure time before we leave. Somewhere like Charleston may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by going through the snagging items or plot schedule with you.
- Every bit of the old builder’s sealant is cut out down to clean surfaces.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
How to prepare
- Keep pets and children clear of the area while we work
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive

Advice
What we are called out for in Charleston
The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Neither lasts long.
Any of these means the joints need attention:
- Frame joints opening as the plaster dries
- Gaps between new skirting and floors
- Second-fix sealing on new plots
- Gaps opening as the house dries out and settles
If you’ve bought a new home near Paisley Canal station, the sealant around baths, showers and frames is worth checking in the first year or two.

Why it’s worth doing now in Charleston
DIY kits do not solve the main problems with new-build sealant: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
What you get with us
- Colour picked to suit the job
- Arbo and Everbuild products
- Approved under the ARBOMaster scheme

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Get a leaking seal dealt with straight away
- Follow the cure time we give you
- Ventilate bathrooms well, especially in the first year
- Clean sealant with mild detergent, not abrasives
Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing so moisture doesn’t sit on the sealant.
Early snagging is easier snagging. Small faults turn into leaks if left.
What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Leaks from pipes, valves or wastes, which need a plumber
- Your warranty claim itself, which is between you and the builder
- Cracked trays, tiles or worktops
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Joints and finishes in Charleston homes
Charleston is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
In and around Charleston, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Charleston: your questions answered
I let a flat near Paisley Canal station. Can you help?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Do you cover Charleston for new build mastic?
Yes. We work across all of Scotland, and Charleston is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Is there a guarantee?
Yes. All our work carries our 12-month guarantee.
Can you reseal over the builder’s sealant?
No. We always remove the existing bead, the joint cleaned and primed where needed, and a new bead applied.
Do you take out the old sealant first?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Why does sealant fail so quickly in new builds?
It’s common, and there are usually two reasons: movement as the house dries and settles, and sealant laid onto dust without primer. A proper reseal deals with both.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Do you use white or clear sealant?
White and clear are the most common, but sealant comes in other colours too. We match the colour to the finish.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
