About our new build mastic in Johnstone

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. While the builder’s snagging or warranty period runs, report it to them first. We work on bathrooms & en suites, show homes and windows & doors, and common reasons people get in touch are kitchen sealant that has pulled off the wall and shower seals failing in the first year or two.

Scottish towns like Johnstone have older streets and newer estates, with new homes still being built in many. New homes need their sealant and floor joints finished properly, and older ones need them renewing.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Quotes for new build mastic in Johnstone

Every job gets its own quote. These are the things that affect it:

  • Whether old sealant or filler has to be cut out
  • How many areas need sealing
  • Access and height
  • Which sealant suits the joint

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

When you call or email, it’s useful to know:

  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • How we’d reach the joints

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.

FAQs for Johnstone

Do you work for landlords with property near Johnstone station?

Yes. We work for landlords and letting agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.

What guarantee comes with new build mastic in Johnstone?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Johnstone.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you work for developers?

Yes. We take on second-fix sealant work across new plots. Good preparation keeps snagging to a minimum.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do you use white or clear sealant?

White and clear are the most common, but sealant comes in other colours too. We match the colour to the finish before we begin.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours in a single home. A visit in Johnstone needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. We cut out every bit of the failed or messy sealant.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you are given the cure time.

How to prepare

  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints

New build mastic in Johnstone: local notes

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.

What we can’t put right

A few problems are outside what sealant work can do:

  • Disputes or warranty claims with your builder
  • Movement caused by a poorly fitted tray or bath
  • Structural cracks in walls or ceilings

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

How to look after the new joints

So the new joints stay in good condition:

  • Keep water off fresh sealant until it has cured
  • Look at the sealant regularly in the first couple of years
  • Avoid scourers and strong chemicals on sealant
  • Record problems with dated pictures

Keep an eye on the joints over the first couple of years. Small gaps can appear as the house dries and can be resealed later.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

Common problems we fix in Johnstone

New homes are full of moisture from plaster, screed and concrete, and it dries out over the first couple of years. As it does, timber shrinks and joints open, and sealant that cannot keep up splits.

It’s worth asking for a quote if you see:

  • Gaps behind new kitchen upstands
  • Sealant that never bonded to the surface
  • Second-fix sealing on new plots
  • Smeared, uneven beads picked up at snagging

In and around Johnstone, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Choosing a sealant specialist

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
