How to look after the new joints

So the new joints stay in good condition:

  • Ventilate the conservatory to cut condensation
  • Inspect the sealant on glazing annually
  • Run a squeegee over the glass when you are done
  • Avoid strong solvents on or near the sealant

Look over the glazing joints every year or so. Catching a split early keeps the repair small.

Do not leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the leak gets worse.

Glazing silicone for homes and businesses in Houston

Sealant on glazing does not last for ever. Weather and movement take their toll and cracked joints let water in. Resealing puts that right. If you’re dealing with water escaping where a screen meets the wall and water tracking down the inner face of the glass, we can put it right, on glass balustrade bases, glass-to-glass joints and shower screens alike.

Outdoor sealant needs a dry surface, so window work around Houston is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

A 12-month guarantee comes as standard.

What glazing silicone looks like in Houston

The west of Scotland is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you live in an older home near St Fillan's R.C. Church and School, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Gryffe High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. If you let a flat or house near Johnstone station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Houston is about 3 miles north-west of Johnstone, in Renfrewshire. Every kind of property in Houston is covered for glazing silicone. The work is guaranteed for a year. We cover 21 towns and villages across Renfrewshire, large and small. For nearby work, see our Glasgow page, about 11 miles away.

Why it’s worth doing now in Houston

A new conservatory roof is a big job. Where the water is getting in through sealant renewing the joint is the simpler fix. If it’s the roof itself, we will tell you. In an older home around Houston, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Why book with us

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

How the visit works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a few hours, depending on how many joints need doing. Outside jobs in Houston need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints
  • Clear the area around the work

When something else is needed

To be straight with you, some problems need a different trade:

  • Structural problems with a conservatory roof
  • Rotten or badly damaged frames
  • Leaks from the roof covering or flashing (a roofer’s job)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Shower screens
  • Rooflights
  • Conservatory frames
  • Glass balustrade bases
  • Glass-to-glass joints
  • Glass-to-frame joints

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Questions from Houston

Do you work for landlords with property near Johnstone station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Will you come out to Houston?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you replace a misted double-glazed unit?

Glass replacement isn’t our trade. We reseal the joints around it and can tell you if a unit seems to have gone.

Can you do several jobs on one visit?

Yes. Just list everything you need and we’ll quote it together.

Where are you based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

How long does glazing silicone take?

Typically it takes a few hours for most jobs. Larger jobs naturally take longer, and we will tell you how long to expect.

Different surfaces, different methods

Glass-to-frame joints

We cut the old silicone from the glass without scratching it and reseal with glazing silicone.

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. It must be clean, neat and well bonded.
