External mastic for Paisley homes and businesses

For landlords and businesses

For anyone letting property in or around Paisley, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

External mastic in Paisley, done properly

On houses, flats and commercial buildings across Paisley, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. We work on brickwork movement joints, façade panels and render & cladding joints, and common reasons people get in touch are movement joints filled with mortar instead of sealant and gaps where render, brick and frames meet.

In a town like Paisley, older stone-built streets sit alongside newer estates with brick, render and uPVC rooflines. Older buildings tend to leak at gutter joints, newer ones at dried-out movement joints.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Different surfaces, different methods

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant coloured to suit the wall.

Signs you need external mastic in Paisley

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.

If you can see any of these, it’s time to have the joints looked at:

  • Weeds or debris growing in open joints
  • Old sealant gone brittle and cracked
  • Cracked joints where brick meets render or frames
  • Panel joints letting water in

Rented homes near Paisley Canal station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Questions to ask before booking

Why it’s worth doing now in Paisley

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the problem grows beyond the joint itself. For landlords in Paisley, damp and leaks can fall under the Repairing Standard. Replacing failed sealant early is simpler than dealing with a complaint.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Paisley questions

I let a flat near Paisley Canal station. Can you help?

Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Is there a guarantee on external mastic in Paisley?

All our work, in Paisley and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Should I point up the gap in my brickwork?

No. Rigid materials can’t move with the wall. Where a joint has been mortared, it can often be raked out and sealed properly.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you.

What is a movement joint?

Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

How do I get a quote for external mastic in Paisley?

Size, access and the old material all affect the cost. Ask us for a quote.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Walls and rooflines in Paisley

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. With historic houses such as Pollok House (about 4.4 miles east) nearby, there’s older building stock in the area around Paisley as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

For an older house near a landmark such as St Luke's Church, an extension built onto an older house moves differently, and the joint between them takes the strain. For site and facilities teams at buildings such as Castlehead High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What we can’t put right

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. Sealant won’t put right:

  • Cracked brickwork or render that needs a builder or plasterer
  • Movement that’s more than a sealant joint can take
  • Render that’s blown, hollow or coming away

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Façade panels
  • Brickwork movement joints
  • Render & cladding joints
  • Joints between brick and frames
  • Concrete & block
  • Copings & trims

The process

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours to a few days, depending on the length of joint and the access. In a Scottish town like Paisley, parking is generally straightforward, though older centres can be tighter. For flats, mention the shared stair or door entry system.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in
  • Tell us if parking is tricky
