Your questions about fire rated sealant in Inkerman

I let a flat near Paisley St James station. Can you help?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Do Scottish building rules affect fire-rated sealant work in Inkerman?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

How do I get a quote for fire rated sealant in Inkerman?

Size, access and the old material all affect the cost. Call for a quick quote.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Is it OK to seal over old sealant?

No, because it fails. The old sealant always comes out first.

How long does the job take?

Most jobs take anything from a few hours to several days, depending on how many gaps there are. Your quote will say how long we expect yours to take.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints.

Fire rated sealant for homes and businesses in Inkerman

Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That’s the part we focus on, gap by gap. If you are dealing with damaged fire sealant left by other trades and linear gaps at the head of walls, we can put it right, whatever the surface.

For a place like Inkerman, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What affects the quote in Inkerman

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • The type of sealant required
  • Whether there’s mould to deal with

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • The problem you’ve noticed

Want a quote for fire rated sealant? Please email us at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and send you a clear quote before any work starts.

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we do, step by step

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes from a few hours to a few days, depending on the number of gaps and the access. Around Inkerman, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. We record the locations and products used for your records.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Let us know about parking restrictions
  • Clear the area around the work

Leave it or put it right?

For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap isn’t suitable for sealant, we’ll tell you. Around Inkerman, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Fire rated sealant around Inkerman

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. When it isn’t the sealant

Sealant is not the answer to every problem, and we’ll tell you before any work starts. It won’t solve:

  • Assessing a building’s fire safety
  • Large holes that need a different fire-stopping system
  • Issuing a fire rating or certificate for a building

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Door frames
  • Flats & HMOs
  • Plasterboard & masonry
  • Linear gaps
  • Service penetrations
  • Pipe & cable gaps

What the job involves on each surface

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. We seal it with a product tested for that service and gap size.

Signs you need fire rated sealant in Inkerman

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. We see plenty of fire stopping that was hurried, especially where it was squeezed in at the end of a project.

It’s worth asking for a quote if you see:

  • Unsealed gaps where pipes and cables go through a wall
  • Door frames with gaps between frame and wall
  • Old fire sealant that has split or come away
  • Standard silicone or caulk in a fire-stopping gap

Letting a property close to Paisley St James station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

What your quote should include

  • Whether they seal over old material or remove it
  • How much experience the applicator has
  • How the surfaces are prepared before sealing
  • How long to leave it before use
