Regrouting in Brookfield

Stained, crumbling or cracked grout can make a sound bathroom look tired. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. We’re often asked to deal with grout in a colour the owner wants to change and stained grout that cleaning won’t shift, across bathroom floors, kitchen splashbacks and shower walls.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Questions from Brookfield

Do you work for landlords with property near Johnstone station?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Do you work in hotels near Brookfield?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you cover Brookfield?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Brookfield.

How long does the job take?

It depends on the size of the job, but as a guide it takes a few hours, or longer for a fully tiled room. We’ll tell you when we quote.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you regrout part of a bathroom, like the shower?

Yes. Many jobs are just the shower walls, or the area where the grout has gone.

Regrouting in Brookfield: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you let a flat or house near Johnstone station, stained grout drags a rental down, and regrouting between lets puts that right. If you look after a building such as Linwood High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why act early in Brookfield

Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A structure that flexes behind the tiles
  • A leaking wet room membrane
  • Tiles that have come away from the wall

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Where we work in Brookfield

  • Tiled floors
  • Kitchen splashbacks
  • Bathroom floors
  • Bathroom wall tiles
  • Shower walls
  • Wet rooms

What the job involves on each surface

Shower walls

Showers put more water on grout than anywhere else. We replace it, and reseal the corners.

Kitchen splashbacks

Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Clean grout with a mild bathroom cleaner
  • Do not use strong acidic cleaners on grout
  • Get any tile that moves checked promptly
  • Check the corner silicone every few months

Leave the area unused for as long as we advise, so it can harden properly. From then on, a quick rinse after showering helps and let the room air.

Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

What happens on the day

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for a shower enclosure, longer for a whole room for a typical job. For a place like Brookfield, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Preparing for the visit

  • Move anything stored near the joints
  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises
