Brookfield Floor Joint Sealing
Our applicators work in Brookfield on sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Skirting caulk that keeps splitting
- Gaps at thresholds between rooms
- Perimeter joints in tiled floors filled with grout
What we do, step by step
We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours, depending on the length of joint. Outside jobs in Brookfield need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, the floor type, the gap and the traffic are checked.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- Try not to wet indoor joints just before the visit
- Clear items away from the joints we are working on
- Mention any tricky access

How we handle floor joint sealing in Brookfield
Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk normally cracks where there’s movement, so we close it with a flexible sealant instead. If you’re dealing with grout cracking in a straight line across a floor and worn sealant at door thresholds, we can help, whatever the surface.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
A 12-month guarantee comes as standard, so you’re covered after we have gone.

Joints and finishes in Brookfield homes
Floors around Renfrewshire run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
If you let a flat or house near Johnstone station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

Landlord and commercial work in Brookfield
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Signs you need floor joint sealing in Brookfield
Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. Cracks often run straight along a line of joints, where a flexible joint should have been.
It’s worth asking for a quote if you see:
- Caulk that has cracked where the floor moves
- Grout cracking in a straight line across a floor
- Worn sealant at door thresholds
- Grout used at the floor edge instead of sealant
Schools such as Linwood High School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Act on grout cracks that run in a straight line
- Keep caulk for dry, still joints only
- Use a well-wrung mop rather than flooding the floor
- Sweep along the edges of the floor
Do not paint over silicone. If you plan to paint, we will use a paintable product.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges.
When something else is needed
It helps to know what we cannot do too:
- Cracked or broken concrete slabs
- Structural movement or subsidence
- Floors that are uneven or need levelling

- Skirting boards
- Thresholds
- Tiled floors
- Concrete floor joints
- Commercial floors
What the job involves on each surface
Tiled floors
Large or heated tiled floors need room to move. Where needed, a line of grout is replaced with flexible sealant coloured to suit.
Skirting boards
Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing so the bead sits on a clean surface.
FAQs for Brookfield

What causes gaps between the floor and skirting?

Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.
