About bathroom resealing in G82
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on wet rooms, baths and kitchen worktops & upstands, and the jobs we see most are lumpy, uneven sealant from a DIY attempt and two layers of silicone, both failing.
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Bathrooms and kitchens across G82
Our bathroom resealing work across G82 covers homes, rentals and businesses, from Dumbarton, Crosslet and Dalreoch to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Our work covers the whole of Scotland, G82 included. Longer journeys are planned in advance, and outdoor work around the weather. G82 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.
Dumbarton: If you look after a building such as Dumbarton Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Dumbarton Central station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Looking after it afterwards
Looking after new joints is easy:
- Use gentle cleaners on the silicone
- Open a window or run the fan so the room dries
- Do not leave water standing on kitchen joints
- Give the silicone its full cure time
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
Signs you need bathroom resealing
No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.
The most common problems we see are:
- A bead that has pulled away from the tiles
- Two layers of silicone, both failing
- Black mould in the silicone that won’t clean off
- Water getting behind the kitchen upstand
What happens if it’s left?
Tired sealant is not a reason to replace a bath or shower. Replacing the joint is generally all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us.
What your quote should include
- The length of the guarantee
- Who does the work, and how experienced they are
- How the surfaces are prepared before sealing
- What product goes in the joint
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Water coming from the plumbing rather than the joint
- Failed grout lines across the wall
- Movement from a bath with loose feet or no proper support
Your questions about bathroom resealing in G82
What does bathroom resealing cost?
Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do you cover G82?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes G82.
How long does the new silicone need before I use the shower?
Normally after around 24 hours. You will get the exact cure time before we leave.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can you just seal over the old silicone?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
