Castlehill Bathroom Resealing
Our applicators work in Castlehill on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Water escaping at the shower enclosure
- Damp behind the bath or under the tray
- A bead that has pulled away from the tiles
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Move toiletries away from the joint
- Never pick at the silicone with a blade
- Check the joints every few months for splits or lifting
- Wait for the cure time we give you
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
Bathroom resealing for homes and businesses in Castlehill
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We’re often asked to deal with gaps where the bath or tray has moved and black spots spreading through the bead, across baths, basins & vanity units and shower trays & enclosures.
A bathroom in a place like Castlehill gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Our work is backed for twelve months, in Castlehill and everywhere else we cover.

What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
- Damage behind the tiles that needs a tiler
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Why it’s worth doing now in Castlehill
A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. In an older home around Castlehill, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

How the job changes by surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What we’re called out for in Castlehill
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
Signs it’s time to call us include:
- Mouldy sealant that has gone black
- A reseal done over the top of the old bead
- Smears of silicone across the tiles
- Water getting behind the kitchen upstand
For landlords with property near Dalreoch station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

The process
There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is, including the tidy-up. Outside jobs in Castlehill need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
How to prepare
- Let us know if you’ve seen damp or leaks
- For business premises, tell us about site rules or sign-in
- Try not to wet indoor joints just before the visit

Advice
Bathrooms and kitchens in Castlehill
Castlehill is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you live in an older home near Dalreoch Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Our Lady & St Patrick's High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
