Remedial sealant for Castlehill homes and businesses

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Remedial sealant for homes and businesses in Castlehill

If a joint has been resealed and is leaking again, it’s worth a proper look. Send pictures when you send an email to info@mrmastic.co.uk. We are often asked to deal with sealant peeling off a dusty or damp surface and sealant applied over old sealant that has lifted, on shrunken worktop sealant, leaking tray & enclosure joints and botched or over-sealed joints.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Big or small, you get the same one-year guarantee.

Landlords, agents and businesses in Castlehill

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

Why it’s worth doing now in Castlehill

Leaks that are left keep doing damage out of sight: wet floors, stained ceilings and swollen worktops. Dealing with the joint now is a small job by comparison. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Why us?

  • Sanitary silicone with an anti-fungal additive in wet areas
  • Neat joints and a tidy finish
  • An ARBOMaster approved applicator
  • Old sealant always removed completely

The process

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours, depending on how many layers have to come out. Around Castlehill, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

Your questions about remedial sealant in Castlehill

Is Castlehill within the area you cover?

Yes, Castlehill is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Dalreoch station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Someone sealed over the old bead. Can you fix it?

Yes. We remove every layer; new silicone does not bond to old silicone, which is why over-sealing fails.

Where is Mr Mastic based?

We work from Crawley. We cover Castlehill and the rest of West Dunbartonshire.

What does remedial sealant cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Do you fix expansion and movement joints?

Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Bathrooms and kitchens in Castlehill

Castlehill is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you look after a building such as Our Lady & St Patrick's High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Dalreoch Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Dalreoch station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

When it is not the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Tiles that have come away from the wall
  • Movement from fittings that aren’t supported
  • Sealant in an older building that needs testing for asbestos first

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints

Surface by surface

Mouldy bath & shower sealant

Mould that has grown into silicone does not clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried before anti-fungal sanitary silicone goes in.

Movement & expansion joints

A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep movement joints clear of mortar and paint
  • Don’t add new sealant on top of old
  • Have loose fittings fixed before resealing
  • Check ceilings under showers for marks

Where we’ve pointed out another fault, have it put right, because the new sealant can’t hold back a problem underneath.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.
