Need external mastic in Dalmonach?

External mastic for homes and businesses in Dalmonach

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. If you are dealing with weathered mastic that no longer stretches and sealant that has lost its bond to the brick or render, we can help, on façade panels, render & cladding joints and brickwork movement joints alike.

External sealant needs dry surfaces, so outdoor work around Dalmonach is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

Whatever the size of the job, it’s backed by our 12-month guarantee in Dalmonach and across West Dunbartonshire.

What happens if it’s left?

A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit is generally more efficient than separate visits. We will give you a clear price for the lot.

Questions from Dalmonach

Can you help a landlord with a rental near Alexandria station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Do you cover Dalmonach for external mastic?

Yes, Dalmonach is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Why is there a gap in my brick wall?

A vertical gap in a long brick wall is usually a movement joint. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

Can you reach joints on upper floors?

It depends on the building. Send us pictures and a rough idea of the height.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What does external mastic cost?

Size, access and the old material all affect the cost. Call for a quick quote.

What should I tell you?

A short description and the location, with pictures by email if possible. If we need more, we’ll ask.

What external mastic looks like in Dalmonach

Dalmonach is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Schools such as Vale of Leven Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Alexandria station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracking across the wall rather than at a joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

  • Render & cladding joints

  • Concrete & block
  • Façade panels

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the building. Around Dalmonach, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in

Advice

Different surfaces, different methods

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant if the joint can be cleared.

What affects the cost of external mastic

Call for a quick quote. What matters most is:

  • Any mould that needs treating
  • The size of the job
  • The product the joint needs
  • How easy the joints are to reach

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height
  • The rough size of the job
  • The problem you’ve noticed

Want a quote for external mastic? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Act on the first splits you see
  • Check the sealant is paintable before painting near it
  • Show decorators and builders where the movement joints are
  • Never let anyone fill a movement joint with mortar

Don’t let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
