Bathroom Resealing in Dalmonach
We cover Dalmonach for bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Cracked, shrunken or lifting silicone
- Black spots spreading through the bead
- Lumpy, uneven sealant from a DIY attempt
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Bathroom resealing for homes and businesses in Dalmonach
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We are often asked to deal with mouldy sealant that has gone black and a reseal done over the top of the old bead, on shower trays & enclosures, sinks & splashbacks and baths.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
You get a one-year guarantee, the same in Dalmonach as everywhere else we work.

What the job involves on each surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Wet rooms
Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
For landlords and businesses
For anyone letting property in or around Dalmonach, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
The process
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a morning or an afternoon for most single baths and showers. Somewhere like Dalmonach may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Tell us about any water getting in
- Mention if the joints have been sealed before
- Clear items away from the joints we’re working on

Your questions about bathroom resealing in Dalmonach
Is Dalmonach within the area you cover?
Yes, Dalmonach is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Dalmonach in your area for bathroom resealing?
Yes, Dalmonach is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few pictures.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access.
When to call us in Dalmonach
Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
It’s worth asking for a quote if you see:
- Black spots spreading through the bead
- Water getting behind the bath panel
- Two layers of silicone, both failing
- Water escaping at the shower enclosure
If you look after a building such as Vale of Leven Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.
What to look for in a quote
- Which sealant they’ll use, and why
- How long to leave it before use
- What guarantee comes with the work
- Who does the work, and how experienced they are
Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Stick to a soft cloth and a mild cleaner
- Wait for the cure time we give you
- Keep the fan on for a while after bathing
- Wipe up water along the back of the worktop
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Why it’s worth doing now in Dalmonach
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

Bathroom resealing around Dalmonach
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Letting a property close to Alexandria station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
