Questions from An Tairbeart

Can you help a landlord with a rental near Arrochar & Tarbet station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to An Tairbeart?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

Do you do kitchens as well as bathrooms?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

How we handle bathroom resealing in An Tairbeart

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for leaks into the floor or ceiling below and cracked, shrunken or lifting silicone, across wet rooms, kitchen worktops & upstands and basins & vanity units.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

What we can’t put right

To be straight with you, some problems need a different trade:

  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracked or missing grout between tiles (that is regrouting)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Basins & vanity units

How the visit works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning or an afternoon for most single baths and showers. Outdoor work around An Tairbeart depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Advice

Signs you need bathroom resealing in An Tairbeart

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

If you can see any of these, it’s time to have the joints looked at:

  • A bead that has pulled away from the tiles
  • Black mould in the silicone that will not clean off
  • Lumpy, uneven sealant from a DIY attempt
  • Damp behind the bath or under the tray

If you live in an older home near Ballyhennan Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Our hiring checklist

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Why act early in An Tairbeart

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What bathroom resealing looks like in An Tairbeart

An Tairbeart is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For landlords with property near Arrochar & Tarbet station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Keeping the joints in good condition

Looking after new joints is easy:

  • Wait for the cure time we give you
  • Wipe up water along the back of the worktop
  • Squeegee the walls and tray after use
  • Check the joints every few months for splits or lifting

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something does not look right, just drop us a line at info@mrmastic.co.uk.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
