Bathroom resealing in Inverarnan

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Bathroom resealing for homes and businesses in Inverarnan

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you have mouldy sealant that has gone black and a messy, uneven bead from a previous reseal, we can help, on baths, kitchen worktops & upstands and shower trays & enclosures alike.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What happens on the day

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like Inverarnan may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep bottles off the sealant line
  • Wipe up water along the back of the worktop
  • Use gentle cleaners on the silicone
  • Run the extractor fan during and after every shower

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It takes into account:

  • The number of rooms or windows
  • When we can work, for business premises
  • Whether there’s mould to deal with
  • The type of sealant required

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you’re ready, email us at info@mrmastic.co.uk.

Bathroom resealing in Inverarnan: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Rented homes near Ardlui station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Ardlui Church, walls and floors in older homes can move, and sealant and grout show it first.

Different surfaces, different methods

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.

What sealant work cannot fix

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Failed grout lines across the wall
  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
