Bathroom resealing for homes and businesses in Gartocharn

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have new sealant laid over old sealant that is now lifting and lumpy, uneven sealant from a DIY attempt, we can help, whatever the surface.

For a place like Gartocharn, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • A leaking waste, trap or valve
  • Water getting in through the grout rather than the sealant
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures

What happens on the day

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a morning or an afternoon for most single baths and showers. Somewhere like Gartocharn may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints
  • Mention any tricky access

Bathrooms and kitchens in Gartocharn

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

For an older house near a landmark such as Gartocharn Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Balloch Central station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Aftercare tips

So the new joints stay in good condition:

  • Wipe the sealant dry after showering
  • Don’t let bottles sit on the bead
  • Give the silicone its full cure time
  • Look for lifting corners and small gaps now and then

Give the silicone time to cure before it gets wet, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. Around Gartocharn, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What affects the cost of bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • Any mould that needs treating
  • Whether the work is at height
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

To make quoting easier, let us know:

  • Where the property is
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved
  • Photos by email, if that is easy

Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.

Different surfaces, different methods

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Questions from Gartocharn

I let a flat near Balloch Central station. Can you help?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Will you come out to Gartocharn?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you get rid of the black mould in my sealant?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Do you reseal kitchen worktops and sinks too?

Yes. Next to the sink we use a food-safe product where it’s needed.

Is the work guaranteed?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.
