What the job involves on each surface

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes are not treated the same. Each one is sealed to the product’s tested detail.

Plasterboard walls

We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.

Fire rated sealant in Braehead and Broomridge, done properly

We do not assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We are often asked to deal with sealant items on a fire risk assessment action list and seals cut through by electricians, plumbers or data installers, on flats & HMOs, pipe & cable gaps and service penetrations.

If you look after holiday lets, a guest house or a community building in or near Braehead and Broomridge, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Every job is covered by a one-year guarantee.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Certifying a building or signing off its fire safety
  • Problems with the door itself rather than the gap around the frame
  • Large holes that need a different fire-stopping system

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on how many gaps there are. Somewhere like Braehead and Broomridge may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

Preparing for the visit

  • Keep pets and children clear of the area while we work

Advice

How we quote for fire rated sealant

Jobs vary more than people expect. What affects the quote:

  • The number and length of the joints
  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • Roughly how big the job is
  • What’s wrong with the joints now
  • Whether it’s a home or a business
  • If someone has resealed it before

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

Aftercare tips

So the new joints stay in good condition:

  • Take photos of fire stopping before ceilings or boxing go back
  • Ask which product was used before you paint
  • Look in service cupboards and ceiling voids from time to time
  • Flag any open gap you spot round a pipe or cable

Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. We can tell you which product we used.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Common problems we fix in Braehead and Broomridge

In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It looks sealed, but it isn’t fire-rated.

The most common problems we see are:

  • Linear gaps at the head of walls
  • Ordinary sealant used where a fire-rated product was needed
  • Holes left by a change of layout
  • Cracked or shrunken fire-rated sealant

If you look after a building such as Wallace High School, service openings in fire-resisting walls need checking after any refurbishment.

What your quote should include

  • How the surfaces are prepared before sealing
  • Who turns up on the day
  • What happens if they find a problem under the old sealant
  • Which sealant they’ll use, and why

Your questions about fire rated sealant in Braehead and Broomridge

Do you work for landlords with property near Stirling station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Will you come out to Braehead and Broomridge?

Yes. Braehead and Broomridge is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you insured?

Yes, we are fully insured for domestic and commercial work.

Is intumescent sealant the same as fire-rated sealant?

An intumescent sealant expands when it gets hot. It’s one type of fire-rated sealant; the right one depends on the gap and what passes through it.

Where are you based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can you work in occupied buildings?

Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Tell us how the building is used and we will plan around it.

How long will you be here?

A typical job takes anything from a few hours to several days, depending on how many gaps there are. We will confirm how long when we quote.
