Do you need new build mastic in Braehead and Broomridge?

If plaster or screed was still damp when it was sealed, the bond suffers. Site programmes do not always leave time for joints to dry before the sealant goes on.

Common reasons people contact us are:

  • Sealant work across a run of new homes
  • Smeared, uneven beads picked up at snagging
  • Cracks appearing as a new home settles
  • Beads laid onto grit and dust from the build

In and around Braehead and Broomridge, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

About our new build mastic in Braehead and Broomridge

A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. If you have sealant applied over dusty or wet surfaces and joints pulling apart as timber shrinks, we can help, on show homes, skirting & floors and plot handovers alike.

What the job involves on each surface

Skirting and floors

Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

Plot handovers

Taking time over preparation reduces return visits. We clean out building dust before sealing and primer used where needed.

Looking after it afterwards

Looking after new joints is easy:

  • Wipe joints with warm soapy water
  • Put sealant faults on your snagging list early
  • Resist patching a failed seal with a tube from the DIY shop
  • Open a window or run the fan after bathing

Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.

Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we will tell you before any work starts. It will not solve:

  • Movement caused by a poorly fitted tray or bath
  • Broken tiles or a split tray
  • Cracking that points to a structural problem

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

FAQs for Braehead and Broomridge

Do you cover smaller places like Braehead and Broomridge?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I let a flat near Stirling station. Can you help?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Where are you based?

We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Are you fully insured?

Yes. We’re fully insured.

Is there a guarantee?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

Why does sealant fail so quickly in new builds?

New homes dry out and move in their first couple of years, and sealant is often rushed onto dusty, unprimed surfaces. Either can make it fail early.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

How do I get a quote for new build mastic in Braehead and Broomridge?

Size, access and the old material all affect the cost. Ask us for a quote.

What happens if it’s left?

A hairline gap at a skirting can wait, but water getting through can’t. Not sure whether yours can wait? You can drop us a line at info@mrmastic.co.uk with a few pictures. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.

What happens on the day

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for most snagging lists, longer for a run of plots. Outside jobs in Braehead and Broomridge need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Getting ready for the visit
