New build mastic for homes and businesses in Doune
Snagging sealant properly means taking the failed bead out completely. New silicone will not bond to old silicone, so the joint is cut out, cleaned, dried and resealed. If you have sealant applied over dusty or wet surfaces and cracked sealant around new window and door frames, we can put it right, on skirting & floors, kitchens and show homes alike.
Around smaller Scottish places like Doune, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

What we can’t put right
Before you book, it’s worth knowing the limits too:
- Settlement cracks that need a surveyor
- Baths and trays that move too much for sealant to cope with
- Broken tiles or a split tray
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Different surfaces, different methods
Show homes
Show homes need sealant that looks right from day one. We lay neat, even beads in colours to suit the finishes.
Windows and doors
On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.

Doune questions
Is Doune within the area you cover?
Yes. Doune is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Doune for new build mastic?
Yes. We work across all of Scotland, and Doune is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before resealing.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
What does new build mastic cost?
Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages.
Where are you based?
Mr Mastic is based in Crawley. We cover Doune and the rest of Stirling, along with the rest of our area.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Why deal with it now?
Sealant done properly at handover means fewer callbacks. Snagging visits for failed sealant cost time on every plot and most come down to preparation. In an older home around Doune, damp from a failed joint can get into timber and plaster.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

The process
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours in a single home. Around Doune, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First we work through your snagging list or plot schedule with you.
- The old bead comes out in full, with no layer left behind.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- We check every joint and tell you how long each needs to cure.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- On commercial sites, let us know about site rules
- Mention any parking rules near the property
Ask for a quote
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work.
Advice
Looking after it afterwards
Aftercare is simple:
- Act quickly if a seal starts to leak
- Photograph failed sealant before it’s redone
- Follow the cure time we give you
- Open a window or run the fan after bathing
Don’t stand on the bath edge or the lip of the tray. If a bath or tray moves when you stand in it, get it looked at.
The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak in a busy bathroom.
What new build mastic looks like in Doune
Doune is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
In and around Doune, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. If you’ve bought a new home near Dunblane station, the sealant around baths, showers and frames is worth checking in the first year or two.

Near you in Doune
Typical jobs here are in homes near Highland Hotel and the streets around them. The nearest railway station is Dunblane station, about 3.4 miles east of the centre. A little further out are Doune Motor Museum (2.3 miles north-west) and Doune Castle (within half a mile south-east). The countryside around Doune includes Loch Mahaick and Hill of Row.
Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
