DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

New build mastic for homes and businesses in Thornhill

Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks instead of bonding to the dust. We work on windows & doors, skirting & floors and bathrooms & en suites, and people most often call us about worktop and upstand sealant coming away and new-build shower sealant that has already split.

For a place like Thornhill, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

Whatever the size of the job, it’s backed by our 12-month guarantee in Thornhill and across Stirling.

New build mastic around Thornhill

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

Whether the job is in Thornhill itself or nearby, the right material for each joint matters as much as a neat finish. In and around Thornhill, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Why deal with it now?

DIY kits do not solve the main problems with new-build sealant: grit, unprimed surfaces and old layers underneath. Proper removal and preparation are what make it last. Around Thornhill, water from a failed joint in an older stone home can soak into timber and plaster.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why us?

  • Anti-fungal silicone where joints get wet
  • Experience in homes, commercial sites and hotels
  • White, clear, grey or coloured to suit, where the product allows
  • ARBOMaster approved applicator

What happens on the day

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work begins. The work normally takes a few hours in a single home. For a place like Thornhill, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints

Advice

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Plumbing faults behind the sealant
  • A tray or bath that isn’t properly supported, until it’s fixed
  • Settlement cracks that need a surveyor

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

What we seal

How the job changes by surface

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Each joint is cleaned and primed where needed.

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Get a leaking seal dealt with straight away
  • Wipe joints with warm soapy water
  • Keep pictures and emails about snagging items
  • Resist patching a failed seal with a tube from the DIY shop

Avoid standing on the rim of the bath or the edge of the tray in the first few weeks. Report any movement in a bath or tray.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left in a busy bathroom.

Thornhill: your questions answered

Is Thornhill within the area you cover?

Yes, Thornhill is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do new build mastic in Thornhill?

Yes. We work across all of Scotland, and Thornhill is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Why has my new-build shower seal failed already?

There are normally two causes: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.

How long does new build mastic take?

That depends on the amount of work, but most jobs take anything from a few hours to several days, depending on the number of plots. We will give you a better idea when we quote.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Can you work from my snagging list?

Yes. We often work straight from a snagging list. We agree the sealant items with you before work begins.

What information do you need?

Tell us what needs doing and where. We will ask anything else we need to know.
