How we handle fire rated sealant in Plean
Door frame gaps, linear joints and holes around services all have their own details. We check the size and the substrate before choosing the product, then the sealant goes in to the depth the product’s details set. We work on flats & HMOs, linear gaps and pipe & cable gaps, and the jobs we see most are fire seals that have cracked with movement and gaps where walls meet ceilings or slabs.
If you look after holiday lets, a guest house or a community building in or near Plean, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

What happens on the day
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a handful of gaps, and longer for a whole building in most cases. Outside jobs in Plean need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products for your files.
Preparing for the visit
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in
- For indoor joints, keep the area dry beforehand if you can

Why act early in Plean
Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, and we work to the product details every time. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Plean: your questions answered
Do you cover smaller places like Plean?
Yes, Plean is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do Scottish building rules affect fire-rated sealant work in Plean?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can you work in occupied buildings?
Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Tell us how the building is used and we’ll plan around it.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
How long does fire rated sealant take?
Typically it takes a few hours for a handful of gaps, and longer for a whole building. Larger jobs naturally take longer.
Where is Mr Mastic based?
Our base is in Crawley, and we work across South East England, London and Scotland.
Is intumescent sealant the same as fire-rated sealant?
Fire-rated is the broad term for sealants tested for fire stopping. Intumescent types expand when heated, and they’re one of the options. The specification and the tested detail decide which is used.
Do you guarantee your work?
Yes. There’s a 12-month guarantee on every job, wherever you are.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
How to look after the new joints
Good habits help new joints last longer. A few tips:
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Take pictures of fire stopping before ceilings or boxing go back
- File the fire-stopping record where your assessor can find it
- Tell trades working in the building that fire seals must be put back
Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.
Signs you need fire rated sealant in Plean
In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It looks sealed, but it isn’t fire-rated.
The problems people generally mention when they call include:
- Old fire sealant that has split or come away
- Unsealed gaps where pipes and cables go through a wall
- Fire stopping disturbed by later work
- Open joints along the top of partitions
Around Plean, as everywhere, fire rated sealant is only as good as the preparation behind it.
