Fire rated sealant in Fallin, done properly

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. If you have joints picked up in a fire-stopping survey and ordinary sealant used where a fire-rated product was needed, we can put it right.

Work in a place like Fallin is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

Every job comes with a 12-month guarantee.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Why deal with it now?

A quick fill with any sealant to hand is not fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, which is why we match the product and the method to each gap. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

How the job changes by surface

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard for each gap size.

Masonry and concrete

Brick, block and concrete walls and floors are sealed with products tested in masonry. We clean out dust and debris before sealing.

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take anything from a few hours to several days, depending on how many gaps there are. For a place like Fallin, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can

Advice

Do you need fire rated sealant in Fallin?

Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk where a fire-rated seal was needed. It looks sealed, but it isn’t fire-rated.

Look out for any of the following:

  • Door frames with gaps between frame and wall
  • Linear gaps at the head of walls
  • Gaps left after a refit or conversion
  • Cracked or shrunken fire-rated sealant

Letting a property close to Stirling station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Honest limits

It helps to know what we cannot do:

  • Openings too large for sealant, which need batts, boards or another system
  • A wall that isn’t a fire-resisting element to begin with
  • Certifying a building or signing off its fire safety

Questions from Fallin

Do you cover smaller places like Fallin?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What does intumescent mean?

Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent types expand when heated, and they’re one option among several. We use whichever the specification and tested details call for.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected.

Where is Mr Mastic based?

We work from Crawley. We cover Fallin and the rest of Stirling, along with the rest of our area.

Is standard sealant good enough for a fire gap?

No. A gap that needs fire stopping needs a tested fire-rated product, installed to its details.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
