How the job changes by surface

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and is not torn the first time it’s used.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you’re dealing with two layers of silicone, both failing and water getting behind the kitchen upstand, we can put it right.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Each job carries a 12-month guarantee, whatever its size.

High Bonnybridge homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Schools such as Denny High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Camelon station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around St Helen's Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

How we quote for bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • When we can work, for business premises
  • How many areas need sealing
  • The product the joint needs
  • The size of the job

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

Asking for a quote

To help us quote quickly, please include:

  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • The type of property
  • Whether it has been sealed before

Asking for a quote is easy: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

What we do, step by step

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a morning or an afternoon for most single baths and showers. For a place like High Bonnybridge, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Tell us if parking is tricky
  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit

Questions from High Bonnybridge

I let a flat near Camelon station. Can you help?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Is High Bonnybridge within the area you cover?

Yes, High Bonnybridge is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can I choose the colour of the sealant?

There’s a choice: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

What does bathroom resealing cost?

Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk with a short description of the job.

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

When something else is needed

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • A bath or tray that moves because it isn’t properly supported
  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Baths
  • Wet rooms
  • Basins & vanity units
  • Shower trays & enclosures

Aftercare tips

So the new joints stay in good condition:

  • Let new sealant cure fully before it gets wet
  • Use gentle cleaners on the silicone
  • Wipe the sealant dry after showering
  • Do not let bottles sit on the bead

Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
