Limerigg Bathroom Resealing
Bathroom resealing across Limerigg and nearby, with every bit of old sealant taken out first.
- Leaking joints on a shower screen
- Damp behind the bath or under the tray
- Cracked, shrunken or lifting silicone
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Bathroom resealing in Limerigg
Across Limerigg, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include water getting behind the bath panel and a joint torn by a bath that flexes, across sinks & splashbacks, basins & vanity units and shower trays & enclosures.
A bathroom in a place like Limerigg gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
A one-year guarantee comes with the work, just as it does everywhere we cover.

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Water getting in through the grout rather than the sealant
- A bath or tray that moves because it isn’t properly supported
- A leaking waste, trap or valve
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surface by surface
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.
Shower trays & enclosures
A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Open a window or run the fan so the room dries
- Clean with a mild bathroom cleaner and a soft cloth
- Let new sealant cure fully before it gets wet
- Wipe up water along the back of the worktop
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

What affects the quote in Limerigg
Every job gets its own quote. This is what makes a difference:
- Working hours on commercial sites
- The number of rooms or windows
- The size of the job
- The product the joint needs
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
Asking for a quote
You do not need to know the technical terms. It helps if you can tell us:
- What’s wrong with the joints now
- Any previous sealing or DIY work
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved.
What bathroom resealing looks like in Limerigg
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Around Limerigg, as everywhere, bathroom resealing is only as good as the preparation behind it. Rented homes near Caldercruix station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How the visit works
On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before work begins. Most jobs take a couple of hours for a single bath or shower. Outdoor work around Limerigg depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, usually after around 24 hours.
How to prepare
- Clear the area around the work
- Tell us if parking is tricky
- Tell us about any water getting in
