Bathroom resealing for homes and businesses in Greenhill

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We are often asked to deal with water getting behind the bath panel and splits where the tray meets the wall, across kitchen worktops & upstands, basins & vanity units and baths.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Greenhill: your questions answered

Will you come out to Greenhill?

Yes, Greenhill is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Camelon station. Can you help?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

How long does it take to reseal a bath or shower?

A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.

Can new silicone go straight over the old?

No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures.

What affects the cost of bathroom resealing

There’s no set price list, because no two jobs are the same. What we look at:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows
  • The amount of work

Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Helping us quote

To make quoting easier, let us know:

  • How we’d reach the joints
  • Where the job is, and your postcode
  • A few photos by email, if you can
  • If someone has resealed it before

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.

When it is not the sealant

It helps to know what we cannot do too:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Movement from a bath with loose feet or no proper support
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands

Bathroom resealing around Greenhill

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For site and facilities teams at buildings such as Denny High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St Helen's Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

What the job involves on each surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Do you need bathroom resealing in Greenhill?

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.

People generally contact us when they notice something like this:

  • Water getting behind the bath panel
  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black
  • Water escaping at the shower enclosure

If you let a flat or house near Camelon station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Our hiring checklist

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

What we do, step by step

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take half a day or less for one room, longer when the kitchen is included. Outdoor work around Greenhill depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Keep pets and children clear of the area while we work
  • Mention any leaks or damp you’ve noticed
