External mastic in Greenhill

External mastic for homes and businesses in Greenhill

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We take the old material out and do it properly. We work on copings & trims, façade panels and joints between brick and frames, and common reasons people get in touch are rain getting behind render or cladding at a joint and failed seals between different materials.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

You’re covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Leave it or put it right?

Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

  • Adding movement joints to masonry that has none
  • Subsidence or other structural problems

What external mastic looks like in Greenhill

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For landlords with property near Camelon station, outside joints that have cracked can let damp into a rental, so check them between lets. For site and facilities teams at buildings such as Denny High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Greenhill is about 1 mile south of Bonnybridge, in Falkirk. Anywhere in FK4, we cover external mastic for homes and businesses. Greenhill is one of 50 places in Falkirk we cover for external mastic. There’s also a page for Glasgow, about 18 miles away.

Work in FK4 is quoted and booked the same way as anywhere else. If you need external mastic at a property on Roman Road, Reilly Road and Murnin Road or anywhere close by, we can help. If you are just outside Greenhill, we cover High Bonnybridge (1 mile east), Tamfourhill (2 miles east), Bantaskin (3 miles east), Slamannan (4 miles south-east) and Binniehill (5 miles south-east). Questions from Greenhill

Do you cover smaller places like Greenhill?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Camelon station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Is it OK to fill a movement joint with cement?

No. Rigid materials cannot move with the wall and the joint fails. Where a joint has been mortared, it can often be raked out and sealed properly.

Will the new joint stand out?

The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.

How long will you be here?

Typically it takes a few hours for a handful of joints, longer for a whole elevation. Larger jobs naturally take longer, and we’ll say how long yours will take.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

What’s an expansion joint in brickwork?

Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Greenhill.

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours to a few days, depending on the length of joint and the access and we leave things clean and tidy. Around Greenhill, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Don’t let climbing plants root in the sealant
  • Walk round the building once a year and look at the joints
  • Deal with leaking gutters that soak the joints below
  • Tell anyone working on the walls about the movement joints

Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Signs you need external mastic in Greenhill

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.

Most people get in touch when they notice something like this:

  • Joints with sealant missing in places
  • Sealant that has lost its bond to the brick or render
  • Cracked joints where brick meets render or frames
  • Hard, crazed mastic that has stopped moving

For an older house near a landmark such as St Helen's Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
