External mastic for homes and businesses in Binniehill
For buildings in Binniehill, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean joint faces and the right depth. If you have rigid filler in a joint that should flex and sealant pulling away from one side of the joint, we can put it right, on joints between brick and frames, brickwork movement joints and copings & trims alike.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Walls and rooflines in Binniehill
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Around Binniehill, as everywhere, external mastic is only as good as the preparation behind it.

Surface by surface
Copings and trims
Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.
Render joints
Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.
For landlords and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Do you need external mastic in Binniehill?
Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.
It’s worth asking for a quote if you see:
- Old sealant gone brittle and cracked
- Joints where the bead has come unstuck
- Brick movement joints where the sealant has split
- Rigid filler in a joint that should flex
If you let a flat or house near Caldercruix station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
What your quote should include
- How long the guarantee is
- Whether you can choose the colour
- How much experience the applicator has
- What insurance they hold
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
When it is not the sealant
In fairness, some problems need a different trade:
- Walls that need new movement joints cut into them
- Cracking across the wall rather than at a joint
- Damp from another source, such as a leaking gutter or a bridged damp-proof course

What we do, step by step
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a handful of joints, longer for a whole elevation. Around Binniehill, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Keep children and pets away from the work area
- Where the joints are inside, avoid wetting them before we arrive
- Mention any leaks or damp you’ve noticed

Binniehill questions
Will you come out to Binniehill?
Yes. Binniehill is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Caldercruix station?
Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Can you seal joints between two different materials?
Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. The sealant is matched to both sides.
Do you use backing rod?
Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding, so the joint can move.
How long will you be here?
A typical job takes a few hours for a handful of joints, longer for a whole elevation, including the preparation. We’ll confirm how long when we quote.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
What does external mastic cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
What happens if it’s left?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
