How we handle glazing silicone in Bantaskin

A frameless shower screen depends on its silicone. The joint down the wall and the one along the tray are common leak points and both get fresh anti-fungal silicone. We work on glass-to-frame joints, shower screens and rooflights, and people most often call us about new silicone smeared over old sealant and rooflight joints letting water in.

Outdoor sealant needs a dry surface, so window work around Bantaskin is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

There’s a 12-month guarantee on every job, large or small.

Bantaskin homes and the weather

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For site and facilities teams at buildings such as Falkirk High School, larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around Falkirk, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Stick to mild cleaners on glass
  • Check the gutters above the glazing for debris
  • Keep air moving in the conservatory
  • Inspect the sealant on glazing annually

Keep the new joints dry for as long as we advise. After that, clean glass with a mild cleaner.

A leaking shower screen may not show at first. Water can soak into the floor or reach the room below before you spot it.

What we can’t put right

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Rotten or badly damaged frames
  • Cracked or broken glass
  • A sagging or failing conservatory roof

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What happens if it’s left?

Fixing a leaking screen early protects what’s underneath. A small leak can reach the floor below before it shows. In an older home around Bantaskin, damp from a failed joint can get into timber and plaster.

Doing several joints on one visit generally makes better use of the time than several visits. You will get one clear quote for the whole job.

How the visit works

We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours, depending on how many joints need doing. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

How to prepare

  • Mention any tricky access
  • Mention any sign-in or site rules at work premises
  • Where the joints are inside, avoid wetting them before we arrive

When to call us in Bantaskin

Glass and frames expand and contract with the temperature at different rates. In time, the sealant splits or pulls away.

The problems people usually mention when they call include:

  • Water running down inside the glass
  • Cracked silicone between glass panels
  • Leaks where conservatory glass meets the frame
  • A quick top-up bead that didn’t last

If you let a flat or house near Falkirk High station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
