Bathroom resealing in Glen Village, done properly
It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you’re dealing with damp behind the bath or under the tray and gaps where the bath or tray has moved, we can put it right.
A bathroom in a place like Glen Village gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

What else we do in Glen Village
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- A tray or bath that is cracked through
- A tray that rocks until it’s re-bedded
- Loose or hollow tiles, or failed tanking behind them
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Baths
- Sinks & splashbacks
- Basins & vanity units
- Wet rooms
- Shower trays & enclosures
- Kitchen worktops & upstands
The process
On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. The work generally takes half a day or less for one room, longer when the kitchen is included. Somewhere like Glen Village may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
How to prepare
- Tell us about any water getting in
- Where the joints are inside, avoid wetting them before we arrive
- Mention any tricky access
How to get a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Advice
Glen Village homes and their sealant
There are hotels and other places to stay in and around Glen Village. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Letting a property close to Falkirk High station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to St Modan's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Comely Park School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Quotes for bathroom resealing in Glen Village
The quote reflects the job in front of us. We look at:
- Which sealant suits the joint
- The number and length of the joints
- Any mould that needs treating
- How many rooms, windows or areas are involved
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Roughly how big the job is
- Access, such as stairs, a lift or height
- The address or postcode of the job
- If it’s domestic, commercial or a hotel
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.
How the job changes by surface
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
Why act early in Glen Village
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Questions from Glen Village
Do you work for landlords with property near Falkirk High station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Do you take on hotel work around Glen Village?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Do you cover Glen Village?
Yes, we do. Our applicators work in Glen Village.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
