  • Sealant that has split, shrunk or peeled away

Bathroom resealing in Torphichen

Bathroom resealing for homes and businesses in Torphichen

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. If you have water getting behind the kitchen upstand and water escaping at the shower enclosure, we can help, on shower trays & enclosures, basins & vanity units and sinks & splashbacks alike.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

There’s a 12-month guarantee on every job, whatever its size.

Common problems we fix in Torphichen

Baths and trays move. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.

Common reasons people contact us include:

  • Cracked, shrunken or lifting silicone
  • Black spots spreading through the bead
  • A joint torn by a bath that flexes
  • Lumpy, uneven sealant from a DIY attempt

Homes close to Torphichen Kirk include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Our hiring checklist

Bathroom resealing around Torphichen

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Bathgate station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Quotes for bathroom resealing in Torphichen

Call for a quick quote. What matters most is:

  • The number and length of the joints
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Whether it has been sealed before
  • The address or postcode of the job
  • What’s wrong with the joints now
  • Whether it’s a home or a business

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, send an email to info@mrmastic.co.uk.

When something else is needed

Sealant isn’t the answer to every problem, and we’ll tell you before work begins. It won’t solve:

  • Damage behind the tiles that needs a tiler
  • A tray or bath that is cracked through
  • A leaking waste, trap or valve

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Surfaces we seal

  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Basins & vanity units
  • Baths

The process

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. Outdoor work around Torphichen depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Getting ready for the visit

  • Mention any parking rules near the property
  • Clear items away from the joints we are working on
  • Try not to wet indoor joints just before the visit

Related advice

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Your questions about bathroom resealing in Torphichen

I let a flat near Bathgate station. Can you help?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Will you come out to Torphichen?

Yes, Torphichen is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

How much does bathroom resealing cost in Torphichen?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can mouldy silicone be sorted out?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Surface by surface

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.
