New Build Mastic in Torphichen
Professional new build mastic in and around Torphichen, with old sealant always removed completely and a 12-month guarantee.
- Gaps behind new kitchen upstands
- Skirting joints opening in the first winter
- Frame joints opening as the plaster dries
Common problems we fix in Torphichen
Baths and trays settle under load once the home is lived in. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used.
The most common problems we see are:
- Messy sealant that spoils new finishes
- Gaps between new skirting and floors
- Sealant applied over dusty or wet surfaces
- Plot mastic for developers ahead of handover
If you’ve bought a new home near Bathgate station, the sealant around baths, showers and frames is worth checking in the first year or two.

New build mastic in Torphichen, done properly
Some owners wait for the first year’s movement before having joints redone. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. We work on kitchens, bathrooms & en suites and skirting & floors, and the jobs we see most are worktop and upstand sealant coming away and leaking shower tray seals in a new home.
Work in a place like Torphichen is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Leave it or put it right?
Small cosmetic gaps can wait for the house to settle, but a leaking seal cannot. If you’re unsure which you have, email us at info@mrmastic.co.uk with pictures and we’ll give you a straight answer. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Avoid scourers and strong chemicals on sealant
- Act quickly if a seal starts to leak
- Keep water off fresh sealant until it has cured
- Resist patching a failed seal with a tube from the DIY shop
Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.
A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.

What else we do in Torphichen
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

What happens on the day
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for most snagging lists, longer for a run of plots, including the tidy-up. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we work through your snagging list or plot schedule with you.
- Failed or untidy sealant is cut out completely.
- We clean off dust from the build and prime the surfaces where the product needs it.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Each area is checked and left with its cure time.
How to prepare
- Mention any sign-in or site rules at work premises
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit

How do I get a quote for new build mastic in Torphichen?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
Where do you work from?
Mr Mastic is based in Crawley. We cover Torphichen and the rest of West Lothian.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Is it messy?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.

Bathrooms and en suites
En suite showers are a common source of leaks into the room below. Resealing properly keeps water where it belongs.
Windows and doors
Internal joints between frames and plaster often crack as a new house dries. We remove cracked sealant and apply a flexible one in a matching colour.
