Looking after it afterwards

To keep the joints looking good and working properly:

  • Avoid abrasive pads on the sealant
  • Clean with a mild bathroom cleaner and a soft cloth
  • Open a window or run the fan so the room dries
  • Don’t let bottles sit on the bead

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just email us at info@mrmastic.co.uk.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Bathroom resealing in Ratho Station, done properly

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We’re often asked to deal with leaks into the floor or ceiling below and a bead that has pulled away from the tiles, across sinks & splashbacks, shower trays & enclosures and baths.

In and around a place like Ratho Station, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Bathroom resealing in Ratho Station: local notes

Ratho Station has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For landlords with property near Edinburgh Gateway station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What we’re called out for in Ratho Station

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

If you can see any of these, it’s time to have the joints looked at:

  • Water getting behind the kitchen upstand
  • Sealant that has split, shrunk or peeled away
  • A reseal done over the top of the old bead
  • Lumpy, uneven sealant from a DIY attempt

Homes close to Ratho Parish Church and Lady's Well include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Landlord and commercial work in Ratho Station

For anyone letting property in or around Ratho Station, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Your questions about bathroom resealing in Ratho Station

I let a flat near Edinburgh Gateway station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Do you work in hotels near Ratho Station?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.

How long before the new sealant can get wet?

We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Can I add another job to the visit?

Yes. Just list everything you need.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How we quote for bathroom resealing

Your quote is based on your job. We take into account:

  • How many areas need sealing
  • The size of the job
  • Whether there’s mould to deal with
  • How easy the joints are to reach

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Helping us quote

Before you ask for a quote, have a think about:

  • How we’d reach the joints
  • Where the job is, and your postcode
  • The type of property
  • Photos by email, if that’s easy

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Loose or hollow tiles, or failed tanking behind them
  • Movement from a bath with loose feet or no proper support
  • A leaking waste, trap or valve

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Shower trays & enclosures
  • Baths
  • Wet rooms

How it works

You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. For a place like Ratho Station, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Clear items away from the joints we’re working on
  • For business premises, tell us about site rules or sign-in
