About our remedial sealant in Ratho Station

Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out before the joint can be done properly. If you are dealing with leaks that keep coming back after resealing and caulk or the wrong sealant used in a wet area, we can help, on expansion joints, failed movement joints and botched or over-sealed joints alike.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

All of our work is guaranteed for twelve months, in Ratho Station and everywhere else we cover.

Common questions in Ratho Station

I let a flat near Edinburgh Gateway station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Ratho Station?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Does remedial work come with a guarantee?

Yes. Our 12-month guarantee covers the work, and we’re ARBOMaster approved.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.

How long does remedial resealing take?

Longer than a simple reseal, because every layer has to come out. Most jobs take a few hours.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

What affects the cost of remedial sealant

We do not publish a price list. The quote depends on:

  • How many areas need sealing
  • Whether the work is at height
  • Mould in or behind the old joints
  • Working hours on commercial sites

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it has been sealed before
  • The rough size of the job
  • The problem you’ve noticed
  • Access, such as stairs, a lift or height

Asking for a quote is easy: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

Landlord and commercial work in Ratho Station

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Honest limits

We’d rather tell you now than do work that will not last, so these are the limits:

  • Failed tanking or loose tiles behind the sealant
  • A bath, tray or worktop that moves until it’s properly fixed
  • A cracked shower tray or bath (that needs repair or replacing)

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant

Why act early in Ratho Station

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Why us?

  • Sanitary silicone with an anti-fungal additive in wet areas
  • An ARBOMaster approved applicator
  • Colour picked to suit the job
  • Old sealant always removed completely

See our cost guide or our reviews.

How the visit works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a typical bath or shower, longer where several layers have been applied. Outside jobs in Ratho Station need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints

How to get a quote

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you are ready, email us at info@mrmastic.co.uk.

Advice

Remedial sealant in Ratho Station: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below.

If you live in an older home near Ratho Parish Church and Lady's Well, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What we’re called out for in Ratho Station

Joint depth matters. A bead bonded on three sides, or laid too thick, cannot flex, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.

Keep an eye out for these signs:

  • Wide, uneven beads that look worse than the old ones
  • Decorators’ caulk around a bath or shower
  • Black mould underneath the bead
  • Worktop sealant that has shrunk and split

For landlords with property near Edinburgh Gateway station, a joint that keeps failing is best fixed properly while the property is empty.
