Floor joint sealing in Ratho Station

Floor joint sealing in Ratho Station

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. We reseal them with a product chosen for the movement and the traffic. If you are dealing with grout used at the floor edge instead of sealant and open joints around bathroom floor edges, we can help.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Avoid sloshing water against skirting
  • Don’t fill floor joints with caulk where they move or get wet
  • Mark off resealed joints in warehouses
  • Have a cracking tiled floor checked before tiles break

Avoid flooding the floor when you clean. Less water at the edges helps the joints last.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it early keeps the room cleaner.

Common problems we fix in Ratho Station

Concrete floor joints break down when traffic runs over open or failed joints. Hard wheels damage the joint edges.

If you can see any of these, it’s time to have the joints looked at:

  • Open joints that fill with dirt
  • Cracked grout where a tiled floor needs a movement joint
  • Open gaps along the bottom of skirting boards
  • Perimeter joints in tiled floors filled with grout

For landlords with property near Edinburgh Gateway station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Why deal with it now?

Putting new grout into a crack that keeps reappearing does not last. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Why book with us

  • Full insurance on every job
  • We leave the area clean and tidy
  • Colour picked to suit the job
  • Any old sealant cut out fully, not covered over

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Quotes for floor joint sealing in Ratho Station

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • How much there is to do
  • How easy the joints are to reach
  • Any working-time requirements on site
  • Whether there’s mould to deal with

What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job
  • Access, such as stairs, a lift or height

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.

Questions from Ratho Station

Can you do floor joint sealing in Ratho Station?

Yes. We work across all of Scotland, and Ratho Station is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Do you work for landlords with property near Edinburgh Gateway station?

Yes. We work for landlords and agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can sealant along the skirting be painted?

It depends on the sealant, so let us know first. Joints that will be painted get a paintable product, and silicone elsewhere.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Is there a guarantee?

Yes. All our work carries a one-year guarantee.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.

How long does floor joint sealing take?

It depends on the size of the job, but most jobs take a few hours, depending on the length of joint. We’ll give you a better idea when we quote.

How the job changes by surface

Tiled floors

Perimeter joints in tiled floors should be sealant, not grout. We rake out any grout there and reseal.

Concrete floor joints

Sawn joints in concrete floors control where it cracks. We reseal them with a floor-joint product suited to the traffic.

Joints and finishes in Ratho Station homes

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across Edinburgh, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.

If you look after a church, hall or community building such as Ratho Parish Church and Lady's Well, floor and skirting joints in halls and kitchens wear like any others.
