Remedial sealant near Ratho

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Remedial sealant in Ratho, done properly

Remedial jobs in Ratho usually fall into a few patterns: over-sealed joints, hidden mould, repeat leaks and split movement joints. Each is stripped back and done again properly. We are often asked to deal with smears and lumps from a botched reseal and sealant peeling off a dusty or damp surface, on mouldy bath & shower sealant, leaking tray & enclosure joints and expansion joints.

For a place like Ratho, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Ratho questions

I let a flat near Edinburgh Gateway station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you work for hotels and guest houses in Ratho?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can you strip sealant from an acrylic tray safely?

Yes. We cut and lift the old sealant with tools suited to the surface, then clean off the residue. Any existing damage is pointed out before work begins.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

My shower still leaks after a reseal. Can you sort it?

Yes. There’s usually a reason: sealant over sealant, movement or another leak, so we find that first.

Can you reseal a split movement joint?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Signs you need remedial sealant in Ratho

Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, and the joint starts to come away early.

It’s worth asking for a quote if you see:

  • Black mould underneath the bead
  • Gaps opening along the back of the worktop
  • Thick, messy sealant smeared over tiles
  • Beads that never stuck properly

If you let a flat or house near Edinburgh Gateway station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Leave it or put it right?

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Why Ratho customers choose us

  • We agree the colour with you first
  • Homes, businesses and hotels

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours, depending on how many layers have to come out, and the area is left clean. Outdoor work around Ratho depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Move anything stored near the joints

When it is not the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • A bath, tray or worktop that moves until it’s properly fixed
  • A leaking trap, valve or supply pipe
  • Cracks in the fitting rather than the joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
