Remedial sealant for homes and businesses in Gogar
Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. Only then can new sealant bond. We are often asked to deal with beads that never stuck properly and wide, uneven beads that look worse than the old ones, on shrunken worktop sealant, leaking tray & enclosure joints and mouldy bath & shower sealant.
A bathroom in a place like Gogar gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How the job changes by surface
Leaking trays & enclosures
If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We’ll tell you what we find.
Windows & doors
A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.
For landlords and businesses
We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Air the bathroom so the sealant can dry
- Report a tray that rocks or a worktop that lifts
- Get the cause of a repeat leak found before resealing
- Never seal over old silicone
Where we have pointed out another fault, have it put right, or the new joint may fail again.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
What sealant work cannot fix
We’d rather tell you now than do work that will not last, so these are the limits:
- Movement from fittings that are not supported
- Plumbing leaks behind walls or under trays
- Cracks in the fitting rather than the joint
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Your questions about remedial sealant in Gogar
Do you take on hotel work around Gogar?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you cover smaller places like Gogar?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.
What should I tell you?
A short description and the location. If we need more, we will ask.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Can failed expansion joints be resealed?
Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
What happens if it’s left?
A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing normally puts it right. Where something else has failed, you’ll hear it from us. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Bathrooms and kitchens in Gogar
Gogar is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Tenement flats are common across Edinburgh, where a failed seal can soon reach the flat below.
Schools such as Craigmount High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Gogar Kirk, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Edinburgh Gateway station? Then a joint that keeps failing is best fixed properly while the property is empty.

For a place like Gogar, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we find out how and where the joint has failed.
- All the old sealant comes out, including any layers underneath.
- Next, any mould is treated and the joint dried.
- We use the right backing and sealant for any joint that moves.
- Finally we finish the joint and talk you through what we found.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Where the joints are inside, avoid wetting them before we arrive
