West Craigs homes and their sealant
West Craigs is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you look after a building such as Craigmount High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Remedial sealant in West Craigs, done properly
If a joint has been resealed and is leaking again, it’s worth a proper look. Send photos when you send an email to info@mrmastic.co.uk. We work on shrunken worktop sealant, botched or over-sealed joints and expansion joints, and people most often call us about leaks that keep coming back after resealing and beads that never stuck properly.
From stone-built tenements to new flats and suburban houses, West Craigs is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

What we’re called out for in West Craigs
All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.
If you can see any of these, it’s time to have the joints looked at:
- A second bead peeling off the first
- A shower that leaks however often it’s resealed
- Decorators’ caulk around a bath or shower
- Movement joints that have split or pulled away
Letting a property close to Edinburgh Gateway station? Then botched sealant from a previous quick fix is easier to strip out between tenants.
Questions to ask before you book
- Is the old sealant removed completely?
- What product goes in the joint
- What insurance they hold
- The length of the guarantee
What the job involves on each surface
Worktops & kitchens
Shrunken worktop sealant leaves a gap that lets water into the back edge. It’s cut out, degreased and resealed in a colour to suit.
Windows & doors
A frame that keeps leaking may not be the mastic. If the frame joint is not the cause, we will say so.
What happens if it’s left?
It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. Wind-driven rain gets into any failed joint on the outside of a city building, and in West Craigs, damp can spread through stone and plaster before anyone sees it.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and send you a clear quote before any work starts.

What else we do in West Craigs
Landlord and commercial work in West Craigs
We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.
How the visit works
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied, including the tidy-up. Inside a flat in West Craigs, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- First we find out how and where the joint has failed.
- Every layer of old sealant is cut and cleaned out.
- The joint is cleaned, treated for mould and left to dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- The new joint is tooled neatly and we explain anything else we found.
Before we arrive
- Keep pets and children clear of the area while we work
- Mention any leaks or damp you’ve noticed
- Mention any tricky access

Advice
Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Keep movement joints clear of mortar and paint
- Find out why the sealant failed first
- Do not add new sealant on top of old
- Act on a lifting corner straight away
If we have found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
Your questions about remedial sealant in West Craigs
I’m in a tenement in West Craigs. Could worn sealant affect the flat downstairs?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Do you work in hotels near West Craigs?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Are you fully insured?
Yes, we’re fully insured for every job we do.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
Someone sealed over the old bead. Can you fix it?
Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.
