Remedial Sealant in Cammo
Failed sealant joints in Cammo need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Caulk or the wrong sealant used in a wet area
- Wide, uneven beads that look worse than the old ones
- Dark patches showing through the sealant
Remedial sealant in Cammo, done properly
Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. We work on shrunken worktop sealant, leaking tray & enclosure joints and expansion joints, and people most often call us about kitchen joints letting water behind the worktop and dark patches showing through the sealant.
Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath.
All our work is covered by our 12-month guarantee, wherever you are in Edinburgh.

When something else is needed
We will not take on work that will not last, so these are the limits:
- Movement from fittings that are not supported
- Cracks in the fitting rather than the joint
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

When to call us in Cammo
All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould. At that point it has to come out.
It’s worth asking for a quote if you see:
- Thick, messy sealant smeared over tiles
- Repeat leaks from the same joint
- Products that weren’t meant for the joint
- Worktop sealant that has shrunk and split
If you let a flat or house near Edinburgh Gateway station, botched sealant from a previous quick fix is easier to strip out between tenants.

- How hidden problems are handled
- Who does the work, and how experienced they are

Remedial sealant around Cammo
Cammo is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Schools such as Craigmount High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Cammo is about 4 miles west of West End, in Edinburgh. Across the EH4 area, we cover remedial sealant for homes and businesses. Cammo is one of 175 towns and villages in Edinburgh we cover for remedial sealant.

DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
How we quote for remedial sealant
Jobs vary more than people expect. The main factors:
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
- The size of the job
- How many areas need sealing
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
Before you ask for a quote, have a think about:
- What’s wrong with the joints now
- If someone has resealed it before
- Pictures of the joints, sent by email
- How many joints, rooms or windows are involved
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for most joints, depending on how much old sealant has to come out and we leave things clean and tidy. Inside a flat in Cammo, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Plan for the work area to be out of bounds to pets and children
- For business premises, tell us about site rules or sign-in

Advice
Cammo questions
Do you work for landlords with property near Edinburgh Gateway station?
Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Is Cammo in your area for remedial sealant?
Yes. Our work covers the whole of Scotland, and Cammo is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.
How much does remedial sealant cost in Cammo?
Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.
Where are you based?
We’re a Crawley-based firm. Our area covers South East England, London and Scotland.
How long will it take to strip and reseal the joint?
Longer than a simple reseal, because every layer has to come out. For most joints, it’s a few hours, and we confirm the time with your quote.
What if the leak isn’t the sealant?
We check for that before we reseal. If the fault is elsewhere, you will know before any work is done.
Can you strip sealant from an acrylic tray safely?
Yes. Residue is removed with a product suited to the surface rather than scraped hard.
Do you guarantee remedial jobs?
Yes. You get our 12-month guarantee.
How to look after the new joints
A little care helps the new joints last. Our advice:
- Don’t point over movement joints
- Don’t wait for a small gap to become a leak
- Look for stains below bathrooms now and then
- Find out why the sealant failed first
Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.
If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.
