Sand mastic for homes and businesses in Cammo
Sand mastic suits most period window surrounds. Newer frames generally get a flexible sealant instead and we’ll explain which is best for yours. We work on timber door frames, period & listed homes and stone surrounds, and the jobs we see most are mastic dropping out of the joint and a silicone bead on a sash window that spoils the look.
Older stone-built tenements in Scotland’s cities were built with sash and case windows, and plenty still have them. In Cammo, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

How the visit works
We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a few hours for a single window, longer for several, and we tell you how long to leave it before we go. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Cammo, tell us the floor, how the door entry system works and where we can park nearby.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic isn’t too thick.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Mention if the joints have been sealed before
- On commercial sites, let us know about site rules

Related advice
Leave it or put it right?
Replacing sash windows is a big decision for a period home and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Cammo, damp can travel a long way before it shows.
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Aftercare tips
Good habits help new joints last longer. A few tips:
- Leave the new mastic unpainted
- Look over the window mastic once a year
- Keep sills and gutters clear so water drains away
- Take care around the mastic when scraping paint
Don’t run silicone over the new mastic. If anything cracks, get it looked at rather than patching it.
Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.

Cammo questions
Is sand mastic in a coastal place like Cammo any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can you help a landlord with a rental near Edinburgh Gateway station?
Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
How long does sand mastic take?
As a guide, most jobs take a few hours for a single window, longer for several. Larger jobs naturally take longer, and we will tell you how long to expect.
Can I paint the new mastic?
The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we will talk you through it.
Can old silicone round a sash window be swapped for sand mastic?
Yes, it’s a common request. All the old silicone is removed first so the mastic can sit properly.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
What does sand mastic cost?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.
What do you need from me for a quote?
A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.
DIY versus a professional finish
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Frames and glazing around Cammo
Cammo is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Letting a property close to Edinburgh Gateway station? Then any sash windows need sound mastic to keep draughts and rain out. Schools such as Craigmount High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Caroline Park, about 3.3 miles north-east, is one of the historic houses in the wider area around Cammo, and older homes nearby need a sealant that suits their walls.

What we can’t put right
Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:
- Crumbling stone or brickwork round the window
- Timber that has rotted
- Putty and glazing repairs
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
Surfaces we seal
- Brick reveals
- Sash and case windows
- Stone surrounds
- Tenement windows
- Timber door frames
- Period & listed homes
What the job involves on each surface
Tenement and terrace windows
Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.
Sash and case windows
A sash window’s box frame sits in the masonry opening. Sand mastic seals the joint round it.
