Fire-rated sealant in Cammo, Edinburgh
Problem with your fire-stopping gaps in Cammo? We cut out the old, prepare the joints and apply the right sealant.
- New service routes left unsealed after building work
- Cracked or shrunken fire-rated sealant
- Linear gaps at the head of walls
Leave it or put it right?
For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we’ll tell you. For landlords in Cammo, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

About our fire rated sealant in Cammo
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. We work on flats & HMOs, door frames and service penetrations, and the jobs we see most are damaged fire sealant left by other trades and gaps where walls meet ceilings or slabs.
In Scotland’s cities, hotels and student accommodation need sealant work done without emptying the building, so work in Cammo can be planned room by room, and out of hours where needed.
Big or small, it’s backed by our one-year guarantee in Cammo and across Edinburgh.

Honest limits
We’d rather tell you now than do work that won’t last, so these are the limits:
- Fire doors that need new seals, closers or hardware
- Large holes that need a different fire-stopping system
- Assessing a building’s fire safety
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

FAQs for Cammo
Do you cover Cammo for fire rated sealant?
Yes. We work across all of Scotland, and Cammo is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Is intumescent sealant the same as fire-rated sealant?
Intumescent means it swells when heated to help seal the gap. It’s one type of fire-rated sealant; the right one depends on the gap and what passes through it.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Are you insured?
Yes, we are fully insured for every job we do.
Commercial buildings in Cammo
If you run a hotel, guest house or holiday let in a coastal place like Cammo, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.
For landlords with property near Edinburgh Gateway station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. If you look after a building such as Craigmount High School, fire-stopping around service openings should be restored whenever new services go in.

What affects the cost of fire rated sealant
Your quote is based on your job. We look at:
- When we can work, for business premises
- How many areas need sealing
- The product the joint needs
- Access and height
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.
What we need to know
What to tell us when you ask for a quote:
- Pictures of the joints, sent by email
- The address or postcode of the job
- What’s wrong with the joints now
- Whether it has been sealed before
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.
The process
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on how many gaps there are. In a city area like Cammo, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your files.
How to prepare
- Clear items away from the joints we are working on
- Let us know about parking restrictions
- Try not to wet indoor joints just before the visit
Getting a quote
Asking for a quote is easy: tell us what needs doing and where. A few photos by email make the job easier to understand.
Advice
Aftercare tips
Aftercare is simple:
- Make resealing part of every contractor’s brief
- Flag any open gap you spot round a pipe or cable
- Never patch a fire seal with standard sealant
- Plan fire stopping into any work that goes through walls or floors
Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.
If a fire risk assessment has flagged a gap, don’t leave it for the next one. Have it sealed, then keep the record so you can show it was dealt with.
What else we do in Cammo
DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
