What we’re called out for in Lennie

Gaps around door frames are easily missed. The gap between the frame and the wall is hidden behind the architrave, so it can be left open when a door is replaced.

Look out for any of the following:

  • Door frames with gaps between frame and wall
  • Holes left by a change of layout
  • Seals cut through by electricians, plumbers or data installers
  • Ordinary sealant used where a fire-rated product was needed

Letting a property close to Edinburgh Gateway station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Our hiring checklist

About our fire rated sealant in Lennie

We don’t assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. If you have fire seals that have cracked with movement and open joints along the top of partitions, we can help, on flats & HMOs, pipe & cable gaps and door frames alike.

In a smaller place like Lennie, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Commercial buildings in Lennie

If you run a hotel, guest house or holiday let in a coastal place like Lennie, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

Schools such as Craigmount High School are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Flag any open gap you spot round a pipe or cable
  • Ask which product was used before you paint
  • File the fire-stopping record where your assessor can find it
  • Tell trades working in the building that fire seals must be put back

Don’t drill through or remove a fire seal without putting it back properly. If you need new services through a sealed wall, plan the fire stopping as part of the job.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.

Work for landlords, hotels and businesses

Landlords and agents in Lennie can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

If you manage several properties in or around Lennie, several properties can be quoted together. Just tell us the addresses and what each one needs.

Why deal with it now?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the sealing itself is often a contained piece of work. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Your questions about fire rated sealant in Lennie

I let a flat near Edinburgh Gateway station. Can you help?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Will we have a record of what was sealed?

Yes. When the job is done, we give you the locations and products. If you need photos or a set layout, ask when you get a quote.

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Can you tell me how many minutes the seal will last?

That isn’t something we state or certify. Your specification sets the requirement, and we fit a product whose tested details meet it.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

What we do, step by step

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take from a few hours to a few days, depending on the number of gaps and the access. Outside jobs in Lennie need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Where the tested detail needs backing or fill, we fit it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

How the job changes by surface

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement from the manufacturer’s details.

Flats and HMOs

Flats and HMOs rely on fire separation between homes and the common parts. We work through the gaps on your assessment room by room.
