For landlords and businesses

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.
Regrouting for homes and businesses in Lennie
We take the old grout out to a consistent depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. We work on tiled floors, bathroom wall tiles and shower walls, and the jobs we see most are stained grout that cleaning won’t shift and cracked or crumbling grout lines.
For a place like Lennie, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
A 12-month guarantee comes as standard.

What affects the cost of regrouting
There’s no set price list, because jobs vary so much. The quote depends on:
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
- Working hours on commercial sites
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- Any previous sealing or DIY work
- The address or postcode of the job
- The rough size of the job
- What the problem is, such as mould, gaps, leaks or cracking
If you’re in Lennie and need regrouting, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before we start.
How it works
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours, or longer for a fully tiled room. For a place like Lennie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
How to prepare
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height
- Let us know about parking restrictions
How to get a quote
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

What we cannot put right
To be straight with you, some problems need a different trade:
- Tiles that have come away from the wall
- A structure that flexes behind the tiles
- Damaged tiles that need replacing
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Shower walls
- Bathroom wall tiles
- Bathroom floors
- Wet rooms
- Tiled floors
- Kitchen splashbacks
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Different surfaces, different methods
Wet rooms
Wet room grout and sealant need to be in good order. We renew both.
Kitchen splashbacks
A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.
Why act early in Lennie
It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Questions from Lennie
I let a flat near Edinburgh Gateway station. Can you help?
Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Do you work in hotels near Lennie?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
What does regrouting cost?
It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk with a short description of the job.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Can you seal over the old sealant?
No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
What guarantee comes with the work?
Our 12-month guarantee applies to all our work, and we’re fully insured.
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Lennie homes and their sealant
Lennie is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
For landlords with property near Edinburgh Gateway station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. Schools such as Craigmount High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
