Bathroom wall tiles

We can regroute all the walls in a bathroom, depending on the area. You can change the colour at the same time.

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The joint along the worktop is resealed with silicone.

About our regrouting in Bughtlin

Regrouting is usually paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they need flexible silicone instead. Renewing both together means nothing is left half-done. We work on bathroom wall tiles, shower walls and wet rooms, and people most often call us about shower grout that has worn away and splashback grout that has darkened.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath, and that’s as true in Bughtlin as anywhere in the city.

What affects the quote in Bughtlin

You will get a clear quote before work begins. It’s based on:

  • The type of sealant required
  • The number of rooms or windows
  • Any working-time requirements on site
  • Any mould that needs treating

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Asking for a quote

When you call or email, it’s useful to know:

  • Where the job is, and your postcode
  • How we’d reach the joints
  • The type of property
  • A few pictures by email, if you can

We quote each job on its own, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

When it isn’t the sealant

To be straight with you, there are a few things sealant will not fix:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Tiles that are loose or hollow behind
  • A floor or wall that keeps moving

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What regrouting looks like in Bughtlin

Bughtlin is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below.

For site and facilities teams at buildings such as Craigmount High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Edinburgh Gateway station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Common questions in Bughtlin

Do you work in hotels near Bughtlin?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

I’m in a tenement in Bughtlin. Could worn sealant affect the flat downstairs?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Do you cover Bughtlin?

Yes. We’re based in Crawley and work across South East England, London and Scotland, and that includes Bughtlin.

Can you change the grout colour?

Yes. Because the old grout is raked out, the new colour goes all the way into the joint rather than sitting on top.

Will the sealant be renewed as well as the grout?

Normally we do both. Grout and sealant do different jobs, so both are renewed and it’s all in the quote.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Look at the sealant in the corners now and then
  • Keep the fan on after showering
  • Keep harsh bleach and acid cleaners off the grout
  • Use gentle cleaners on grout

Clean the grout with a mild bathroom cleaner and a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Small problems with grout are quick to put right. Left, the same problem can let water through, so get it looked at when you notice it.

What happens if it’s left?

Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. Scottish rain finds any gap around a frame or wall joint, and in Bughtlin, damp can spread through stone and plaster before anyone sees it.

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

How the visit works

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before work begins. Most jobs take anything from a few hours to a full day, depending on the area. Parking in city streets around Bughtlin can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Getting ready for the visit

  • Tell us about any water getting in
  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can
