West Craigs Regrouting
Our applicators work in West Craigs on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Grout that stays dark however much it’s cleaned
- Gaps where the shower grout has gone
- Dirty, worn grout on a tiled floor
Regrouting in West Craigs
We take the old grout out to a consistent depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. We are often asked to deal with old grout in a dated colour and grout that stays dark however much it’s cleaned, across wet rooms, bathroom wall tiles and tiled floors.
West Craigs is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, which is hard on sealant and grout.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Work for landlords, hotels and businesses
Landlords and agents in West Craigs can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
The process
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes anything from a few hours to a full day, depending on the area, depending on the size of the job. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In West Craigs, it helps to know the floor, the door entry arrangements and the nearest parking.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- For indoor joints, keep the area dry beforehand if you can
- Mention any leaks or damp you’ve noticed

What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Tiles that have come away from the wall
- Damaged tiles that need replacing
- A floor or wall that keeps moving
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.
What we seal
- Wet rooms
- Kitchen splashbacks
- Bathroom wall tiles
- Shower walls
- Bathroom floors
- Tiled floors
What the job involves on each surface
Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. New grout freshens them up.
Bathroom floors
Cracked floor grout can point to movement underneath. We check the tiles before regrouting.
What regrouting looks like in West Craigs
West Craigs is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below.
Letting a property close to Edinburgh Gateway station? Then a regrout while the flat is empty is quicker than working around a tenant.

Why act early in West Craigs
Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in West Craigs, damp can travel a long way before it shows.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

When to call us in West Craigs
Grout that was put in corners cracks because those joints flex. They need flexible sealant, and if they’re grouted, a crack soon lets water in.
Keep an eye out for any of the following:
- A grout colour that no longer suits the room
- Good tiles let down by tired grout
- Greasy, stained grout behind the hob
- Dirty, worn grout on a tiled floor
For site and facilities teams at buildings such as Craigmount High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Comparing quotes
- How long the guarantee is
- When the joint can take water or movement
- Which sealant they’ll use, and why
- How much experience the applicator has
Keeping the joints in good condition
Looking after new joints is easy:
- Give the walls a quick rinse after use
- Wipe or squeegee the shower walls
- Use a soft brush rather than a wire one
- Keep the fan on after showering
Before we leave, you will know when the shower can be used. Stick to that time, and avoid scrubbing the new grout hard for the first few days.
If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
