Garage door frames

Garage door frames let rain in when their sealant fails. We cut it out and reseal.

Soffit joints

Soffit board joints can separate over time. We seal them to close the gaps.

How we handle gutter sealing in West Craigs

Open fascia and soffit joints spoil the roofline and can let weather in. They’re sealed in a matching colour where possible. We are often asked to deal with leaking gutter joints and stop ends and rain getting in around a garage door, on uPVC fascias, gutter end caps and gutter joints.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. In West Craigs, work on shared parts of a tenement is normally agreed between owners, often with a factor arranging it.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Why deal with it now?

A bead squeezed onto a wet joint might hold for a while, but it soon lets go. Cleaning out and drying the joint first is what makes it last. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in West Craigs, damp can travel a long way before it shows.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Your questions about gutter sealing in West Craigs

Can you help a landlord with a rental near Edinburgh Gateway station?

Yes. We work for letting agents and landlords as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

How do repairs to the shared parts of a tenement in West Craigs get organised?

It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not, and we can quote for the factor or the owners directly.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover West Craigs.

Do you replace gutters or fascias?

Replacement is not our trade. We’ll tell you if the gutter needs replacing so you can call the right trade.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

How long will you be here?

It depends on the size of the job, but most jobs take anything from an hour or two to a few hours. We’ll give you a better idea when we quote.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

What affects the quote in West Craigs

Call for a quick quote. What matters most is:

  • Whether there’s mould to deal with
  • The amount of work
  • Working hours on commercial sites
  • The number of rooms or windows

What you pay reflects the work, not guesswork. That is why we ask a few questions first and send you a clear quote before work begins.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • Where the property is
  • Whether it has been sealed before
  • How we’d reach the joints

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.

The process

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes an hour or two for a few joints, longer for a full run, including the tidy-up. In a city area like West Craigs, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First we trace the drip and check the gutter is not damaged.
  2. We remove the old sealant and clean the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

Before we arrive

  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work

Advice

What gutter sealing looks like in West Craigs

West Craigs is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. For listed homes and conservation areas, check with the council before changing how windows or walls look.

If you let a flat or house near Edinburgh Gateway station, leaking gutter joints on a rental are best caught before they stain the walls. Caroline Park, about 4 miles north-east, is one of the historic houses in the wider area around West Craigs.

What we’re called out for in West Craigs

Sealant on fascias and trims weathers like any outdoor joint. It goes hard, cracks and pulls away over time.

Signs it’s time to call us include:

  • Earlier gutter repairs that have peeled off
  • Open joints in fascias and soffits
  • Damp patches inside below a leaking gutter
  • Water running down the wall below the gutter

Managing a site like Craigmount High School? Then larger buildings have long runs of movement joint that eventually need resealing.

What to look for in a quote

  • Whether all the old sealant comes out first
  • Who does the work, and how experienced they are
  • When the joint can take water or movement
  • What the quote includes, VAT included or not

How to choose a mastic man

How to look after the new joints

So the new joints stay in good condition:

  • Sort out a dripping joint early
  • Don’t leave a sagging gutter
  • Glance at the soffit joints now and then
  • Keep the gutters clear of debris

Make sure downpipes are not blocked, so water can get away. Blockages push water back along the gutter.

Split sealant on fascias and trims lets water in behind. Sealing it early keeps the boards behind dry and the wall below.
