Gutter sealing in Gogar

How we handle gutter sealing in Gogar

Many dripping gutters are just a failed joint or end cap. The joint is cleaned, dried and resealed using a gutter sealant. If the gutter itself has failed, we say so. Typical jobs include gaps along fascia and soffit joints and failed sealant on a garage door frame, across soffit joints, garage door frames and gutter joints.

In and around a place like Gogar, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

Big or small, it’s backed by our one-year guarantee in Gogar and across Edinburgh.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep ladders off the guttering
  • Check fascia and soffit joints for gaps
  • Sort out a dripping joint early
  • Do not leave a sagging gutter

Keep the gutters clear of leaves and moss so water doesn’t sit on the joints. Standing water strains every seal.

Once roofline sealant splits, water can get behind it. Sealing it early keeps the boards behind dry and the wall below.

What happens if it’s left?

Sealing over a dirty, wet joint is a quick fix that rarely lasts, but it soon lets go. Cleaning out and drying the joint first is what makes it last. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a few hours, depending on the number of joints and the access, depending on the size of the job. Outdoor work around Gogar depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we trace the drip and check the gutter is not damaged.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before

Advice

What gutter sealing looks like in Gogar

Gogar is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on gutter, fascia and roofline joints, especially on the side facing the sea. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls.

Managing a site like Craigmount High School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Edinburgh Gateway station change hands often, and leaking gutter joints on a rental are best caught before they stain the walls. If you live in an older home near Gogar Kirk, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Soffit joints

Soffits sit under the eaves, where joints can open up. We seal them to close the gaps.

Gutter joints

A gutter joint has to cope with movement and standing water. A dedicated gutter sealant suits them.

Common questions in Gogar

I let a flat near Edinburgh Gateway station. Can you help?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Does the coastal weather in Gogar affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

How long does the job take?

As a guide, most jobs take anything from an hour or two to a few hours. Larger jobs naturally take longer, and we will tell you how long to expect.

Do you clean gutters?

We clean the joints we are sealing and any debris nearby is cleared. Cleaning the whole run is a different job.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Do you install new fascias or gutters?

That is not something we do. We seal joints and replacement is a job for an installer.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What guarantee comes with the job?

All our work carries a one-year guarantee.

What sealant work cannot fix

In fairness, there are a few things sealant won’t fix:

  • Brackets that have snapped or loosened
  • Guttering that needs replacing
  • Roof leaks, slipped tiles or failed flashing (a roofer’s job)

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.
