Maybury Gutter Sealing
Gutter sealing across Maybury and nearby, with every bit of old sealant taken out first and a one-year guarantee.

Gutter sealing in Maybury
For gutter sealant to hold, the joint has to be clean and dry. So the old sealant and grime come out first, then dry the joint before sealing. We’re often asked to deal with internal damp traced to a gutter joint and drips from gutter joints and end caps, across gutter joints, uPVC fascias and roofline trims.
Gutters and downpipes on tall city tenements are a long way up, and a slow drip can stain and soak the stone for a long time before it’s spotted. For a building in Maybury, access is planned first, and shared parts may need the other owners to agree.
Big or small, it’s backed by our 12-month guarantee in Maybury and across Edinburgh.

What happens on the day
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from an hour or two to a few hours. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Maybury, tell us the floor, how the door entry system works and where we can park nearby.
- We find where the water is coming from and check the gutter is sound.
- The old sealant and dirt are cleaned out of the joint.
- The joint is dried before sealing.
- We seal the joint with a sealant made for gutters.
- We check the run and clear debris near the joints.
How to prepare
- For business premises, tell us about site rules or sign-in
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts

What we cannot put right
New sealant can’t fix everything, and we will tell you before we start. Sealant will not put right:
- Boards that have decayed or split
- Gutters that have dropped or pulled away
- Cracked, split or warped gutter sections
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Quotes for gutter sealing in Maybury
Jobs vary more than people expect. What affects the quote:
- Access and height
- How many rooms, windows or areas are involved
- Any mould that needs treating
- Which sealant suits the joint
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Access, such as stairs, a lift or height
- If someone has resealed it before
- What the problem is, such as mould, gaps, leaks or cracking
- A few photos by email, if you can
If you’re in Maybury and need gutter sealing, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.
Leave it or put it right?
New gutters cost far more than a few resealed joints. Where the gutter is in good order and only a joint leaks, resealing is the sensible fix. If it’s broken or sagging, a gutter installer needs to look. Wind-driven rain gets into any failed joint on the outside of a city building, and in Maybury, damp can spread through stone and plaster before anyone sees it.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.
Why us?
- White, clear, grey or coloured to suit, where the product allows
- We agree the colour with you first

What we are called out for in Maybury
When a gutter sags, its joints open. Sealing will not hold if the gutter keeps dropping so the brackets need attention first.
The problems people generally mention when they call are:
- Wet patches on the wall under a gutter joint
- Garage door frames letting rain in
- Damp patches inside below a leaking gutter
- Stop ends leaking at the end of a run
For site and facilities teams at buildings such as Craigmount High School, larger buildings have long runs of movement joint that eventually need resealing.
What to look for in a quote
- When the joint can take water or movement
- How the joint is cleaned and prepared
- Whether they’re fully insured
- What guarantee comes with the work
Common questions in Maybury
Is gutter sealing in a coastal place like Maybury any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Maybury buildings and the weather
Maybury is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. For listed homes and conservation areas, check with the council before changing how windows or walls look.
