Common questions in Bughtlin
Do you take on hotel work around Bughtlin?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Is Bughtlin in your area for commercial sealant?
Yes. We work across all of Scotland, and Bughtlin is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.
Where do you work from?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Do you work for landlords and letting agents?
Yes. Between tenancies is a good time to reseal bathrooms and kitchens.
What information do you need?
A short description and the location, with photos by email if possible. If we need more, we will ask.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Schedule work around occupancy
- Keep a record of which rooms were resealed and when
- Include the silicone on your room checklists
- Put a squeegee in each shower
Extract fans need to work. Where a room has no window, the fan is what dries it out, and mould comes back faster without it.
Watch for the warning signs: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. Any of these means the joints need attention.
Why act early in Bughtlin
Sealing over the old bead can seem the fastest option, but it won’t bond, and it lifts again soon. Doing it properly once is less disruptive than doing it badly twice. Scottish rain finds any gap around a frame or wall joint, and in Bughtlin, damp can spread through stone and plaster before anyone sees it.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What we are called out for in Bughtlin
In an accessible wet room, water spreads across the floor every use, so the joints at floor level are under water often. A failed joint there can soon let water into the floor or walls.
Most people get in touch when they notice one of these:
- Silicone laid over old silicone by a previous contractor
- Washrooms that need sorting before an inspection
- Failed joints in office kitchens and tea points
- Large numbers of bathrooms needing the same work
Schools such as Craigmount High School are buildings too, and busy washrooms and kitchens can be resealed in phases so they stay open.
What to look for in a quote
- What product goes in the joint
- How much experience the applicator has
- What guarantee comes with the work
- How the surfaces are prepared before sealing
What the job involves on each surface
Welfare facilities
Welfare facilities, shower rooms and changing areas need to stay usable. Work can be split into sections.
Student & care accommodation
Empty rooms between terms or tenancies are easy to reseal, though occupied rooms can be done too.

What affects the quote in Bughtlin
We quote each job individually. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- How many areas need sealing
- Access and height
- Mould in or behind the old joints
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.
Helping us quote
Before you ask for a quote, have a think about:
- Roughly how big the job is
- The address or postcode of the job
- Access, such as stairs, a lift or height
- What the problem is, such as mould, gaps, leaks or cracking
Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.
How it works
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours per room, so whole buildings are phased, depending on how much there is to do. Parking in city streets around Bughtlin can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.
- We walk the site with you and agree the rooms, the order and the hours.
- Room by room, we protect the area and remove all the old sealant.
- Joints are cleaned, treated for mould and dried.
- New sealant suited to each area is applied and tooled.
- Each room is checked and handed back with its cure time.
How to prepare
- Clear items away from the joints we’re working on
- On commercial sites, let us know about site rules
- Tell us about any previous sealing or DIY attempts

Advice
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
